Weekend+/Independent Contractor Vacation Home Quality Inspector

Summary: Visit rental properties prior to guest arrival and assess conditions, take photo inventory, and submit completed reports to the office through a software app, blow decks, remove cobwebs from around the front door, and other ‘freshening up.’ As needed: spot cleaning, both indoors and outdoors, and handling small tasks that do not require an outside vendor (e.g., replacing light bulbs). Check for damages and wear and tear, monitor supplies, and ensure the home is ready for guest arrival. Inspection schedules are made weekly, based on arrival and departure schedules. Hours fluctuate depending on the number of bookings – expect fewer hours in Winter and off-season and more in Spring, Summer, and around holidays. Our greatest need is for Friday to Monday through the Summer and early Fall.

We group and schedule inspections by town and neighborhood as much as possible, but homes are located from Sebastopol/Graton to Jenner following the River Rd and Hwy 116 corridor and up into Cazadero. Most homes are located in Guerneville and Monte Rio. Expect to travel between several to 5 homes per day.

Skill Requirements and Physical Requirements:

High Attention to Detail.

Excellent Communication Skills.

Basic Understanding of Property Maintenance.

Ability to Work Independently.

Basic Use of Technology (computer, smart device).

Ability to lift 30 lbs.

Comfortable using a ladder.

Ability to use property care equipment, such as a leaf blower, broom, vacuum, and long-handled duster.

Job Duties:

Complete property inspection assignments, which include:

o Assessing quality of the cleaning.

o Assessing the quality of yard care.

o Checking amenities, electronics, and appliances for functionality and cleanliness.

o Checking and replacing light bulbs and batteries.

o Checking plumbing - hot water, toilets clear, drains clear.

o Ensuring guest supplies are left out, and spare supplies are stocked on-site.

o Checking for damages and maintenance concerns.

o Verifying complaints and reports from guests and/or cleaners.

o Photos of property – hot tub photo, room photos, exterior photos maintenance concerns, cleaning issues.

Report cleaning and maintenance concerns to Maintenance Coordinator.

Notify the office when a home is cleared for guest arrival.

Inspect completed repairs.

Deliver and retrieve items from home.

Blow decks, remove cobwebs, prep home for arrival.

Inspectors may be requested to visit a property during a guest stay to deliver items or troubleshoot/correct issues. Examples: bringing extra towels, delivering a loaner item (heater, fan, coffeemaker), replacing a light bulb, testing the wifi or cable.

Employment Information:

The number of hours scheduled vary greatly based on season and number of reservations.

Availability Thursday to Monday preferred. Sundays are much needed! General hours are between 9 am and 5 pm with the majority of work between 11 am and 4 pm.

Independent Contractor rate start at $18/hr, depending on experience.

Must have own vehicle, valid driver’s license, and proof of insurance.

Independent Contractors provide all their own equipment (smartphone, basic tools) - exceptions can be made for leaf blowers.
