Job Summary:

The Maintenance Technician performs necessary maintenance repairs and preventative maintenance throughout the JL Properties portfolio. This requires the utilization of skills normally associated with carpentry, plumbing, welding, electrical, masonry and related property and facility maintenance trades, in order to ensure the proper maintenance and repair of assets. The nature of the work requires that many duties be performed independently, requiring the Maintenance Technician to be responsible for applying discretion in both determining proper work methods and in analyzing preventative maintenance needs. Likewise, the ideal Maintenance Technician is also a team player who offers support to fellow team members when necessary. The Maintenance Technician continually strives to increase his/her working knowledge of the properties and the skills required to perform various tasks. Finally, aside from technical skills, the ideal Maintenance Technician possesses the interpersonal skills necessary to conduct business in a manner that attracts and retains tenants.

Summary of Essential Job Functions:

Installs new equipment, appliances, fixtures, and parts; modifies existing systems; performs remodeling.

Performs work including painting, plastering, sheet rocking, and tiling.

Repairs appliances, heating systems, fixtures, switches, and outlets.

Performs plumbing work such as cleaning stoppages and replacing fittings.

Replaces broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds and locks.

Assists in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. in common areas, residential units and in other work areas.

Assists in grounds work when necessary, including grounds policing and common area trash pick-up.

Performs dirt work and snow removal.

Receives tenant complaints and passes then on through the proper channel.

Repairs concrete, masonry, and fencing.

Occasionally, trains and assists other staff members.

Participates in an On-call emergency schedule rotation for evening, weekend and holiday coverage.

Responsible for meeting work order completion deadlines.

Performs scheduled maintenance on all equipment utilizing; when appropriate and available, manufacturer's recommendations and operating manuals.

Is knowledgeable of water, electric, and gas cutoffs at all properties and residential sewer cleanouts.

Ensures storage areas and entrances are secured and adequate lighting in those areas is maintained.

Has general knowledge regarding contractors and suppliers, their services, goods and prices.

Follow-up with tenants when necessary.

Maintains safe, organized, clean work areas and work vehicles.

Participates in work safety programs.

Possesses a willingness to work as a team player and when requested to pitch in and work in areas other than repair, maintenance, change of occupancy maintenance, janitorial, custodial, grounds, etc.

Performs self-checks of daily work.

Refers concerns, complaints, and other issues to the Maintenance Supervisor and/or Management for resolution when appropriate.

Ability to follow oral and written instructions.

Performs other related duties as assigned by the Maintenance Supervisor or his/her direct supervisor.

Qualifications

High School diploma or equivalent;

Valid Alaska Driver's License;

Possession of functional, insured vehicle;

Ability to be insured by company's auto insurance;

Prior maintenance experience or experience in related field required.

Two years of progressively responsible experience in facilities maintenance. Desired greater experience and skills in one or more of the following trades: building construction, carpentry, electrical, HVAC, plumbing, welding, and auto mechanics preferred.

Basic knowledge of the standard methods, materials, tools, and equipment of facilities maintenance.

General knowledge of methods, materials, tools and equipment and practices of related facility maintenance disciplines such as HVAC, controls, mechanical, and electrical.

Knowledge of occupational hazards and safety precautions necessary in facilities maintenance and carpentry work.

Ability to understand and execute oral and written instructions.

Ability to work independently and willingness to learn.

Limited ability to interpret plans and sketches associated with the building trades and some knowledge of HVAC, controls, mechanical, and electrical.

Ability to perform work using the tools and equipment of the carpentry and building trades.

Supervision Received:

The Maintenance Technician must possess the capability to work independently, under the supervision of the Maintenance Supervisor. He/She may occasionally be required to work under the directions of the Chief Maintenance Engineer, a designated Property Manager or the Senior Property Manager.

Supervision Exercised:

Direct employee supervision and guidance is not a normal responsibility of this position.

The employee occasionally works near moving mechanical parts and in high, precarious places, or confined space, and is occasionally exposed to fumes or airborne particles.
