Lost Springs Apartment Community is currently accepting applications from qualified maintenance technicians for an onsite maintenance manager position.
Qualified candidates will have:
prior apartment maintenance experience
the ability to perform the essential duties assigned to the position
the ability to work indoors and outdoors performing demanding physical work in various physical positions
the ability to lift/carry up to 100 pounds
the ability to learn and use a property management software to receive and track maintenance requests
a high school diploma or general education degree (GED) and valid drivers license
Summary
The Maintenance Manager functions in a support role to the community director and is responsible for ensuring that the physical aspects of the property meet the propertys established standards and applicable federal, state and local laws. This position is responsible for handling resident maintenance requests, diagnosing maintenance problems and making repairs or contacting vendor to make repairs in areas such as HVAC, electrical, plumbing, pool maintenance, exterior structures, carpentry, dry wall, and appliances. This position represents the property in a professional manner at all the times and may or may not supervise on-site maintenance personnel. This position requires onsite living and work schedule includes weekend hours and occasional overtime.
Essential Duties include but are not limited to: (includes duties described in summary statement)
Conducts daily community inspections and maintains property appearance creating attractive curb appeal
Resolvers resident maintenance issues and performs service in an efficient and timely manner
Maintains swimming pool according to company policy, rules, and regulations
Performs general maintenance repairs and preventive maintenance and performs groundskeeping tasks
Ensures that purchase orders are requested and obtained according to company policy
Maintains adequate inventory of supplies for repairs
Ensures that vacant units are market ready
Conducts 90 day inspections checking all units and performs appropriate services
Handles after hours maintenance calls and assists with property emergencies such as fires, floods, freezes, etc.
Learns and complies with all company, local, state and federal safety rules.
Deals with resident concerns and requests on timely basis to ensure resident satisfaction
Assists with distribution of resident notices such as newsletters and required notices
Obeys resident rules & regs and provisions set forth in the lease and the employee onsite living agreement
