COMPENSATION RANGE: $58,240 - $72,800 (benefits include medical, dental, life insurance and a Simple IRA)

ABOUT HABITAT

Habitat for Humanity brings people together to build homes, communities, and hope. Habitat partners with families in our community to help them build strength, stability, and self-reliance through affordable housing. Habitat homeowners help build their own homes alongside other volunteers and pay an affordable mortgage.

We have operated in Butte County for over 25 years and historically have built two homes a year for a total of 32 homes. After the devastating Camp Fire, Habitat’s mission of building affordable homes is more relevant than ever. Our affiliate is compelled to do our part to build more. We are currently in the process of building capacity to significantly respond to the affordable housing crisis that our community is experiencing.

Habitat for Humanity of Butte County holds the contractor’s license and operates with a Responsible Managing Officer from the the Board of Directors.

OVERALL RESPONSIBILITIES:

The Construction Manager is responsible for the management, supervision and construction of the homes. The Construction Manager provides overall leadership on the construction site in accordance with the safety policies, objectives, and directions of the Executive Director and the Board of Directors to promote the overall vision, direction, and mission of the affiliate. This position will also provide administrative and construction leadership as we build our own interior capacity.

MAJOR RESPONSIBILITIES / DUTIES:

Pre-Construction Planning

• Work with ED and Construction Committee to develop an overall construction plan for each build calendar year

• Be familiar with HFH International House Design Criteria requirements and base building plans on these requirements

• Prior to each build, meet with key trade partners to ensure the most efficient, effective and cost conscious/affordable design that incorporates energy savings and healthy environment features. Explore new construction methods and new building materials

• Plan and oversee all activities related to the affiliates building production goals including producing schedules, cost estimates, reviewing plans, acquiring materials and hiring subcontractors and coordinating with staff

Construction

• Provide leadership and supervise overall construction activity

• Ensure construction is accomplished in accordance with approved permits and plans

• Develop a construction schedule and updates it regular through-out the build

• Work closely with the Construction Committee to ensure building practices and plan specifications are fulfilled

• Provide leadership to sub-contractors so that work is performed in a timely, quality manner

• Supervise all site preparation and layout

• Schedule and interface with inspectors

• Evaluate and implement good safety practices and constantly stresses the same with crew leaders and volunteers

• Ensure accountability of materials and tools provided to the job site

• Manage in-kind donations through Habitat International’s program

• Conduct a daily safety training

• Understand the elements that contribute to successful volunteers and help to ensure that volunteers have a consistently positive experience thus motivating them to return

• Provide training for all volunteers including crew leaders and partner families

• Complete Punch List with new homeowners

• Supervise and/or performs all homeowner warranty complaints and repairs

• Assist with homeownership courses

• Treat partner families with respect and dignity. Strives to make their construction involvement meaningful and remind crew leaders of the same

• Work in cooperation with the Site Host to ensure a successful day

• Anticipate problems and issues typical of this trade and personally act if necessary, to help ensure schedules are met and work plans enabled

• Keep tool shed organized and inventoried

Administration/Supervision

• Assist Executive Director in developing annual construction budget

• Attend the Long Term Recovery Housing/Construction meetings

• Oversee and provide supervision to Site Supervisor, when this position is hired

• Act as purchasing manager to ensure materials and service needs are provided in a timely manner to the job site

• Conduct bids for materials and subcontractors, when necessary

• Works with Volunteer Coordinator to schedule volunteer groups to assist with specific build dates

• Apprise the Volunteer Coordinator of upcoming volunteer and skill needs. Within safety considerations, maximize the number of teams/volunteers utilized to help in marketing and fundraising for present and future projects

• Provides Volunteer Coordinator with schedule and number of volunteers for each build day to ensure lunch is provided for

• Complete daily construction log and submit log weekly

• Oversee and track monthly construction expenses

• Regularly submit monthly construction expenses to the Bookkeeper and allocate build costs to individual lots

• Ensures the approved annual construction goals are completed within budget

• Lead monthly Construction Committee meetings

• Keep Executive Director and Construction Committee informed of progress and problems

• Meets long and short-term goals established with the Construction Committee and Executive Director

• Represent Habitat to the public

PHYSICAL REQUIREMENTS TO PERFORM DUTIES

Physical requirements are those that are present in an outdoor construction environment, including hard-hat areas and exposure to heat, cold dust and noise. Activities require maintaining physical condition necessary for lifting up to 75 pounds, ability to work on wet or uneven surfaces, and the physical agility necessary to construct a home. Sufficient visual acuity and ability to hear is necessary to assure safe operations and activities on work site. May be regularly exposed to high decibel noise, such as power tools. Tasks may require ability to operate motorized equipment.

Additional Physical Actions: Standing, Bending, Climbing ladders, Lifting bulk objects, Repetitive manual actions associated with hand tools and computer work and Driving.

SKILLS REQUIRED/EXPERIENCE

• Have an understanding of and commitment to the mission and values of Habitat for Humanity

• Licensed Contractor preferred, but not required

• Advanced rough and finish carpentry skills as well as power tool usage.

• Basic computer skills

• Complete the Safety Awareness/Competent Person Certification course from Habitat International

• Certification in CPR / First Aid

• Knowledge and compliance with OSHA standards

• Knowledge of local building codes

• Team building skills

• Ability and willingness to work with a diverse group of volunteers

• Ability to teach and coach volunteers on the worksite

• Strong people skills, patient and tact in motivating volunteers

• Ability to step back and let volunteers do the work

• Capable of managing multiple tasks and thrive in a deadline driven environment with frequently changing priorities and flexible work hours
