Boulder Springs Apartments has an exciting opportunity for an experienced Maintenance Supervisor at our 176 unit community in Fresno, CA.

The Maintenance Supervisor, under the daily direction of the Community Director, will be involved in all aspects of maintenance at the property. Duties include, but are not limited to: mechanical, electrical, plumbing, carpentry, HVAC, unit turnovers, repairs and all inspection related needs. All routine and preventative maintenance in order to maintain the physical integrity of the property and grounds is required as well as preparing individual units for occupancy and making necessary repairs to occupied units. The ideal candidate will possess strong leadership, supervisory, customer service, organizational and multi-tasking skills with a POSITIVE CAN-DO TEAM ATTITUDE!! Additionally, you must have the ability to work well both independently and under pressure, handling a multitude of needs at the property. QUALIFICATIONS:

•Minimum of 5 yrs hands-on experience in plumbing, electrical, HVAC, carpentry, paint & drywall. Residential property management experience preferred

•Minimum of 2 yrs previous supervisory experience

•Trade Certifications are a plus

•Customer service skills and the ability to develop a rapport with the residents and community staff

•Ability to complete tasks on a timely basis

•Accuracy and attention to detail with the ability to handle multiple priorities

•Must be available on an as-need basis for after hours and on-call emergency services

•Excellent written and verbal communication skills

•Valid, clean driver’s license and proof of insurance required for this position; no exceptions

•Must be able to pass strict background checks including references and drug testing

JOB REQUIREMENTS:

Oversee the maintenance team while completing related maintenance duties.

Perform, delegate, oversee and inspect all maintenance tasks

Ensure all make-ready repairs and services are completed correctly and on schedule.

When required, provide coverage for the on-call rotation to ensure 24 hour emergency maintenance service and response. Oversee the on-call rotation and emergency services and responses to ensure adequate response time and correction of deficiencies

Monitor vendor performance and ensures compliance with Company standards

Organize maintenance shop, keeping inventory of equipment, tools and supplies

Conduct regularly scheduled safety meetings with staff. Maintain safety standards. Maintain awareness of the physical condition of the property and immediately correct unsafe conditions.

Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status and work in progress etc.

Train, motivate, coach, develop and supervise maintenance staff in order to achieve the operational goals of the property.

Support the office in resident retention and the renewal process through service requests and follow up on customer satisfaction as required.
