AWI Management Corp. is seeking an experienced individual to manage a 78-unit apartment community in Grass Valley, CA. Experience in affordable housing is a plus. There is a 3BR apartment available. We are an essential business and have remained open while observing all CDC and local regulations to assure COVID Safety within our workplace. Employees must wear face coverings when unable to assure 6' distancing.
Position is full-time; 40 hours per week and pays $18.00 -18.50/ hour

Requirements:
Valid CA Driver’s License
Reliable Transportation
Authorized to work in the United States
Qualifications / Skills:
Able to communicate across various audience levels
Competency in MS Office and relevant databases and software
Highly proficient in math
Well organized with excellent time management skills
Maintain a positive, productive relationship with tenants, vendors, and corporate staff
Ability to follow written and verbal instructions
Ability to manage emergency situations
Proficient in meeting strict deadlines

Responsibilities:
Manage all aspects of assigned properties
Process applicant paperwork, screening applicants, obtaining landlord references, ensure all paperwork including lease and house rules receive signatures, re-certifications of current tenants, conducting move -ins and move – outs
Collecting rents and security deposits
Enforcing lease and house rules
Inspect and arrange maintenance to meet standards
Maintaining excellent curb appeal
Advertise and market vacant units to attract tenants
Follow company policies and procedures
