Job Description:
The position is geared towards detail and organized individuals, with a friendly disposition to assist in the management and maintenance of all aspects of tenant management, property management, and collection of rent for a select portfolio of properties located all over the Greater Los Angeles Area.
Compensation:Seeking an On-site property Manager to work Full Time:
Employee will be managing 150 to 250 Units with the potential for more.
Hourly Pay $18.00 an hour.
An optional live in unit may be provided. The living unit will be a Single. No Parking.

Qualifications
Customer Services Experience
Spanish and English preferred
Basic computer knowledge - Internet, Excel, Gmail, Word, Dropbox.
Knowledge of Yardi and Rent Cafe a plus.
Prior management skills a plus.
Job Description: Floating Manager
Essential Duties and Responsibilities
Inspect and arrange maintenance to meet standards.
Inspect and arrange for any property improvements and coordinate as needed.
Establish and maintain a positive and productive relationship with tenants.
Review correspondence for tenants, contractors and other third parties for property management staff.
Negotiate lease/contracts with contractors in a timely and reliable manner.
Assist with the coordination of rent/lease collections. Collect receivable accounts and handle operating expenses.
Post, mail and deliver 3 Day notices, 24 hr Entry, Tenant Notices, and all other communications with tenants.
Assist with the day to day operations and tenant relations through the coordination of tenant requests and administration of maintenance services.
Provide support by producing, modifying and /or distributing various forms, spreadsheets, manuals, information packages, and miscellaneous type-written information.
Maintain a filing system for leases, tenants, insurance certificates, vendors, buildings, drawings, contracts, and postings by uploading all documentation to Yardi tenant files and Dropbox as needed.
Ensure proper maintenance of property by inspecting periodically.
Assist with the scheduling of contractor work and coordinate with tenants.
Provide tenants and vendors with assistance in all aspects of scheduling building maintenance, communicating building procedures and supplying general building information.
Ensure all tenant communications, vendor communications, and management communications are responded in a timely manner within 24 hours of receipt.
Answer and route phone calls from tenants and vendors to the appropriate contact within property management and/or dispatch Vendors based on immediate needs.
Ensure that vendor invoices are reviewed daily for approval purposed.
Maintain Work Order information up to date on Yardi. Input any and all work order request for tracking purposes.
Inspect move-outs, Move-ins, Vacancies in a timely manner. Take pictures and upload all pictures to Yardi or as required by the supervisor.
Complete inspection/Move out/ Move in reports a and submits to Yardi for processing within 24 hours inspection
Handle miscellaneous assignments or special projects as requested by management.
Performs miscellaneous job-related duties as assigned.
