We are a large full service residential property management company looking for a Project Manager for Los Angeles areas. Candidates will be tested.
Job Summary:
The ideal candidate should be passionate about construction. Project manager will be responsible for the daily operation functions within the designated territory including the creation of estimates. Project manager collects and analyze data in order to estimate the time, money, materials, and labor required to provide a service. Gather bids for the projects and follow up on the execution and performance of the job.
Essential Functions:
Oversee work teams by documenting and communicating actions, irregularities, and continuing needs.
Maintains quality service by following organization standards.
Visit the work site to evaluate the labor, materials and subcontract services needed to achieve the requested repairs or improvements.
Prepare a cost analysis/written quote of the proposed work.
Obtains bids from vendors and subcontractors by specifying materials; identifying qualified subcontractors; negotiating price.
Responsible for all bids assigned within designated regions.
Maintain a resource base of suppliers and sub-contractors.
Source and order materials required to complete projects bid.
Assure that all safety precautions are being followed.
Provide technical support to technicians as needed.
Performs other duties as assigned by Management.
Required Skills/Qualifications:
Valid California Driver's License.
2+ years' experience in construction/maintenance related fields.
Must have a general knowledge of acceptable construction methods and understand basic code requirements.
Basic understanding of project management concepts to develop cost estimates.
Problem-solving skills.
Ability to multi-task and meet deadlines with great attention to detail.
Must have the ability to exercise a high degree of diplomacy, tact and presence; excellent customer services, interpersonal and communication skills; Cultural sensitivity and demonstrated ability to work with diverse people groups.
Must be reliable, a self-starter and able to accomplish expected tasks under minimal supervision.
Must have working knowledge of computer programs. Experience with MS Office (Word, Excel and Outlook) and Adobe Acrobat (Writer).
Well organized and reliable with good Time management skills.
Bachelor's Degree (preferred)
Bi-lingual (English/Spanish) a plus
Solid references from previous employers
Must be able to pass a thorough background check
