Real Estate Field Operations Driver

THIS POSITION REQUIRES A CERTAIN TYPE OF GRIT AND CHARACTER TO SUCCEED.

There’s never a dull day in real estate, as every day out in the field is different and things can change on a dime.

In this role as part of our Real Estate Operations team, you'll be exploring neighborhoods old, new, and in transition while you perform a number of mission-critical tasks that keep our business running. This position involves performing many different types of tasks while driving in a comfortable, newer company car. (e.g. Toyota Prius). We pay all driving expenses.

To be right for this position, you are:

- Bilingual in English and Spanish

- Comfortable walking into houses in rough areas, by yourself

- A certain level of toughness: dealing with difficult people and personalities

- Street smart; No prior real estate experience or college degree required

- Skilled in conflict resolution

- Comfortable talking to neighbors and others who may be suspicious of you

- A self-starter who gets things done

- Comfortable driving a sedan for a day’s work (4 to 8+ hours depending on need)

- Adaptable to changing priorities during your route, sometimes on short notice

- Prepared for a full day on the road with lunches/snacks and a solid route plan

- Communicative; you’ll check in with your manager throughout the route with general updates, questions, concerns, etc.

- Comfortable using your personal device and our mobile app to take pictures, video, and add notes

- Able to send and receive messages through group SMS

- Willing and able to drive multi-hour trips beyond Sacramento County

- Disciplined at clocking in and out as you navigate your day

Responsibilities include:

- Driving by our owned properties on a regular basis to ensure they are secured

- Scouting out the condition of auction and open market properties

- Taking possession of properties through finding a way in and securing doors, windows, gates, etc.

- Changing out locks after an eviction or acquisition

- Providing project repair updates as different contractors perform repairs

- Writing checks to contractors for work performed, and obtaining W9s

- Serving eviction notices as we acquire Occupied properties

- Appearing in court, as needed, for eviction-related matters

- Preparing property listing information including taking pictures and installing yard signs and lock boxes

- Picking up rent, as needed

- Deliver “We Buy Houses” mailers, on occasion

- Property management oversight, if applicable

- Other duties as assigned

Bonus: if you’re looking to completely change your game up and have an interest in real estate, we really want to hear from you; obtaining your real estate license adds even more value to the equation, and partial reimbursement is offered to help you achieve your goal of obtaining a real estate license.

Training may be provided through job shadowing in order to help you succeed. As needed, additional training may be made available to you for first-time events like evictions, lock-outs, and more. The remainder of your training comes from experience and exploring the many facets of this unique position.

- $20/hr to start

- Reliable work – properties need to be driven daily
