On-Site Apartment Manager

Seeking an on-site property manager for 30 plus unit apartment complex in El Cajon.

Prior experience living on-site and managing an apartment complex is preferred along with a working knowledge of Fair Housing Laws and/or a willingness to complete and pass courses to be certified.

Responsibilities Include

> Ensure property is safe and properly maintained with routine inspections of the grounds, all common areas, and facilitys equipment

> Schedule annual inspections of occupied units to ensure lease compliance

> Ongoing interaction with current residents including, collecting rents, request for repairs and resolution of possible complaints or concerns

> Marketing and interaction with prospective residents to show vacant units, explain lease terms and make an initial evaluation of the potential tenants ability to fit in the community

> Accept applications for prospective residents and assist PM office with all required documentation and fee collections.

> Enforce terms of lease agreements, including rent collection “ both current and delinquent, parking and pet restrictions, and specified termination of lease procedures within the California codes

> Deliver notices to residents as indicated by Property Manager

> Manage requests for repairs, including inspection, vendor contact, scheduling and follow up. Documentation of all requests and conclusions.

> Manage unit vacancies “ document move in and move out with photos, necessary and recommended repairs for review with the Property Management, then coordinate with the vendors to ensure a timely turnover with minimum loss of rental revenue

> Monitor costs and make recommendations for improvements in writing with the Property Manager

> Complete all electronic documentation

> Ensure property and all interactions are in compliance with federal, state and local requirements

> Provide occasional office support in local PM offices
