We are looking for a couple that will help upkeep and supervise a very small apartment complex (12 units) in the Concord area in exchange of 50% off reduction of your rent.

This position is a part time job that can only be accomplished by people residing on the property, as it can require odd hours or immediate attention. In the past this has been done by a couple who split duties and hours, which allowed one to maintain another job with regular working hours, while the other remains on site with a very flexible schedule. This is preferred, as it helps ensure that assistance is present as much as possible.

The most important part of the position is to be aware and know all about what is going on in the apartment complex. The average time spent working on tasks is minimal. The ideal candidate will be firm, direct, and confident when confronting tenants who do not abide by residential guidelines.

IN ORDER TO BE CONSIDERED FOR THIS JOB YOU MUST:

Be bilingual in English and Spanish.

Be willing to live on the premises since there is no payment involved. This is a reduction of rent in exchange for work.

You will need to be available during the mornings (Business hours) in your apartment office, for about 2 hours per day, to take maintenance requests from tenants or to show any available unit.

Maintain effective and consistent interaction with the residents (See if they need any repairs and to write a work order if needed)

Have basic computer skills (Microsoft Word, Excel, Emails, Download and send pictures)

 To not have pets since pets are not allowed on the premises.

You do NOT need to be a handyman, since you are not going to do any repairs.

NO experience is necessary.

Expectations:

Ability to fulfill tasks without personal supervision.

Maintain a positive attitude and act as a role model in everyday situations for our current tenants.

Respond in a timely manner when handling tenant’s request, concerns, or issues.

Ability to be patient and communicate effectively with tenants when trying to resolve a complaint.

Spend 10 minutes twice a day walking around the building and reporting any issues.

Responsibilities:

Collect rent and make deposits.

Cut the grass and blow the grounds weekly (This is optional, but your rent discount will be less)

Keep the surroundings clean.

Open and close the Laundry Room daily and keep it clean.

Change light bulbs within the same day it goes out.

Keep records meticulously organized and available when requested. You will only need to print and hand notices to tenants, not to make them.

Keep records of every and any repairs done unit by unit # and date.

Show apartments to prospective tenants.

Conduct “walk-throughs” with tenants during a move in or move out and take respective notes.

Make sure tenants recycle since it is mandatory at multi-family apartments.

You will have no responsibility for choosing tenants or service providers, there are no critical decisions for you to make. The current tenants are a select group of people that are a pleasure to have residing with us, and you will have to ensure the residence maintains that atmosphere.

To qualify for this position both of you should be able to provide solid personal references and be willing to fill out an application as well as to consent to a background check and substance abuse test.

Compensation:

Rent compensation: 50% off the rent consisting of 2 bedrooms, 2 full bathrooms (just remodeled,) granite countertops, porcelain tile floors and wood floors in the bedrooms (no carpets), business phone land line and Internet included.
