We are looking for an onsite manager for a 19-unit building in San Mateo. This is a part time position requiring 5-15 hours per week and includes a 1 BR apartment for $1100 per month.
RESPONSIBILITIES:
Monitoring the property daily to inspect for damages, litter/trash, hazardous conditions, unlawful behavior or violations of tenant leases
Basic cleaning of property including, but not limited to, laundry rooms, hallways, stairwells, signs, driveway and carports, walkways and lawn areas, mail areas
Basic maintenance including, but not limited to, replacing exterior light bulbs and setting timers
Watering lawns, shrubs and trees as needed
Responding to tenant maintenance requests and coordinating with repair vendors
Providing weekly email updates to the office on status of ongoing issues/maintenance work and confirming satisfactory completion of maintenance work
Enforcing apartment house rules and mediating minor disputes between tenants
Renting activities including coordinating unit turnover/maintenance work, responding to phone and email inquiries, updating showing calendar, showing vacancies to prospective applicants, keeping vacant units clean
Move-in and move-out inspections

REQUIREMENTS:
Must be available to respond to tenants and office as needed. Work hours are flexible, but showing vacancies will require weekday, evening and weekend availability.
Must have a working cell phone
Must have computer access with an email account that is checked daily
Must pass criminal background check
Must pass tenant application screening process
