Position
Apartment Maintenance Technician (traveling floater b/w 7 properties)
40 hours per week FT status
Minimal OT necessary, upon approval
On-call OT available for after hour emergencies

Requirements
Reliable transportation required
Valid CA drivers license required
Must pass drug screening/background screening
Reliable cell phone
2+ years apartment maintenance or similar construction trade experience is required
Standard industry tools required
Travel Expectations
Daily travel is required, hired technician will float between properties where needed & work some stationary hours at one property
Ability to transport boxes, equipment, lumber (truck preferred)
4-6 times per year travel to corporate events/meetings in Sacramento area
(Flat gas compensation allowance provided)
Cell Phone/Communication
Reliable cell phone required
Ability to manage staff calls, staff texts, accept on calls, occasional email is necessary

Skills/Experience
2 years minimum in apartment maintenance or a similar construction trade equivalent
Plumbing (interior/exterior)
Appliance (diagnostics/repairs/replacement installations)
Electrical (diagnostics/repairs/replacement installations)
Carpentry skills (siding, fencing, trim, cabinetry, drywall repairs, doors, frames)
Must have standard industry tools (drill, impact, hammer, rotary saw, mud tools, basic hand tools)
Mechanically competent problem solver
Exemplary professionalism & customer service skills
Works well with others, ability to take direction
Works well independently, able to self-start
Responsibilities/Routine Duties
Apartment Turnover (mechanical, leak check, caulking, paint (roll or spray), filter, re-key smartkey deadbolts, replacing fixtures, installing blinds, replacing electrical outlets/switches/plates)
Apartment upgrades (light fixtures, door knobs, hinges, sinks, faucets, closets, etc)
Tenant work orders/maintenance (diversified duties)
Grounds/Trash clean up (entire property, parking lots, pet area, dumpster area, webbing)
Pool (clean, chemical balance, log)
Exterior projects & improvements (carpentry, rock, bark, flowers, fencing replacements, painting, siding replacement, striping, sidewalk repairs, trenching, lighting, gutter clean out)
Appliance Repairs & Installations
Plumbing Repairs & Installations (hot water heater repairs and replacements, garbage disposal, toilet snaking, toilet replacements, fittings, faucets, angle stops, leak diagnosis and repairs)
Irrigation tests & repairs (replacing sprinkler heads, lateral lines, digging, etc)
Unit trash outs
Occasional scheduling involvement & vendor interaction
Documentation/protocol practices
Other/Floater Specific Expectations
Can expect a fluctuating location schedule (40 hours will be maintained)
Expect to float b/w 7 properties where assigned under the direction of property manager
Will work independently and/or assist under direction of stationary maintenance techs
Hired tech will be given a weekly schedule every Friday when possible
Hired tech may be pulled off properties for emergencies at other properties
As floater, there will be no permanent routine, expect diverse scheduling duties
Will be responsible for covering stationary tech's portfolios during vacations in lieu of floating
While experience is necessary, a willingness to learn and adapt is equally as important as we are seeking to find someone capable of applying experience while being fully open to learning our processes, procedures, and expectations that may differ from your experience
