We are developing a $100-$250 Million dollar multifamily project located within a few hundred yards of the new, under construction, Innovation Metro station. We are seeking a potential owner/partner/manager to develop an original, cutting edge coffee cafe in the ground floor of our first phase. The surrounding area has thousands of apartments and townhouses as well as tens of thousands office occupants who have no opportunities to purchase coffee or a sandwich from a cutting edge coffee spot. Alcohol an option subject to governmental approval. We will fund the majority of improvements subject to a meaningful contribution by the operating partners. We will require concept approval but have no interest in overseeing operations.
