Director, Real EstateDescriptionThe position provides direction and management of Acosta’s Global Real Estate portfolio, including strategic real estate program development, portfolio transaction & financial management, project management and facilities management. The position creates and maintains a process to drive and manage real estate initiatives and projects to align with business objectives; this includes direct and indirect management of 150 properties across Canada, USA and Europe. Proactively manage lease transactions in collaboration with Acosta’s brokerage partner, business stakeholders, legal and finance, to ensure the timely approval and execution of lease sunsets, renewals and amendments.

Drive real estate strategy to optimize existing portfolio and minimize overall costs in alignment with business objectives.

Develop and implement strategic workplace policy, setting standards for space management, architectural design and equipment, including vendor sourcing and selection.

Manage fiscal responsibilities: rent payment and variance approvals, real estate project budget management, Capex planning and overall cost management initiatives.

Project management of real estate initiatives; effectively managing the collaboration of stakeholders, broker, outsourced project management support and drive timely completion of projects on budget, make recommendations for project management efficiencies.

Develop and implement facilities management standards and guidelines for organizational use.

Problem solve facilities management associated issues across portfolio.

Maintain and update real estate reports to share with relevant stakeholders.

Manage and maintain Acosta’s broker relationship.

Support all real estate related issues, questions, business needs.

QualificationsJob Qualifications:

Bachelor’s degree in Engineering, Finance, Business Administration or Real Estate Management

Certified Facility Manager (CFM), PMP (Project Management Professional) preferred

8-10 years of relevant work experience

5-8 years of management experience

Knowledge, Skills and Abilities Requirements:

In-depth understanding of real estate related processes; sourcing, facilities management, lease transaction management, design, construction, etc.

Strong project management skills with experience in organizing, planning and executing large-scale projects from design to implementation.

Experience in development, execution and management of real estate strategies meeting corporate objectives.

Ability to drive organization-wide change, collaborating and communicating with stakeholders at all levels of the organization.

Experience managing real estate related 3rd parties; broker relationships, architects, design and facilities management partners.

Ability to manage multiple projects and deadlines in a fast-paced environment.

Strong analytic and financial analysis skills.

Ability to prepare business case and present to senior management.
