SUMMARY

Jaymor Asset Management is looking for an Experienced Property Manager. Property Manager is responsible for maintaining and operating the community to the best interest of the Owner. Responsible for directing and monitoring the staff functions and contracted services and ensuring all work is completed in a thorough, timely, quality, and cost effective manner. Responsible for proper staffing of all positions. This includes hiring, providing for further training and development and discipline as needed. Operate within fiscal guidelines and assist in fiscal planning. Responsible for financial reports of community. Must be innovative and imaginative in resolving problems with residents.

DUTIES AND RESPONSIBILITIES

Include, but are not limited to:

Maximize Net Operating Income and maintain stabilized occupancy.

Maintain proper and adequate staffing, schedule work loads and vacation time of employees.

Direct, monitor and evaluate work performed by employees and contracted services.

Maintain employee files and process time sheets of employees.

Develop and arrange on-going training for self and staff as needed.

Implement effective resident retention programs, i.e., social programs, move-in, and service follow up. Maintain good resident relations.

Review lease applications for approval.

Collect rent and maintain expected close-out delinquency.

Complete and submit timely weekly and monthly reporting as required by management.

Initiate and process three and seven day notices, and legal proceeding for evictions as needed.

Ensure residents are not violating the lease, property rules, or policies of management and the community.

Implement the policies and procedures of management.

Ensure all Accounts Payable are accurate and submitted in a timely manner.

Stay abreast of market conditions and trends. Conduct regular market surveys and maintains all related information on the competition.

Develop and maintain professional contacts within the area and participate in public relations activities.

Sets up marketing and advertising program with Regional Manager.

Daily physical inspection of community.

Performs other duties as assigned by Regional Manager.

Handles prospect traffic, i.e., phone, written, and walk-in in away to maximize current and future occupancy. Prepares and processes all move-in documents and renewals.

REQUIREMENTS

Minimum of three (3) years experience in property management.

Experience in Lease up a bonus.

Fair Housing Training.

Strong customer service orientation.

Strong managerial skills.

Ability to exercise good judgment.

Good communication skills, both oral and written.

Basic math skills and office skills.

Knowledge of advertising and marketing tactics to maximize occupancy.

Knowledge of Federal, State, and Local Laws pertaining to Landlord/Tenant Laws.

Valid Driver's License and reliable transportation.

Ability to climb stairs, walk, and bend.
