Full-time accounting manager for a property management company in Kona. Most tasks are in the process of, or have been, streamlined to an online cloud-based software application. Responsibilities include:
Receiving rents (most of these are paid online)
Assigning various other charges to tenants such as utility costs, repair bills, etc. These are entered on the tenant ledger page so that they can pay the charge online.
Accounts Payable to vendors
Accounts Payable to owners - We pay owners as quickly as we can each month when rents are paid.
Extensive knowledge of chart of accounts categories & meanings
Balance several bank accounts monthly
Good records-keeping practices
Track expenses, budget, taxes, cash flow, receipts and other financial dealings of company
Provide regular financial reports (weekly, monthly and yearly)
Monitor accounts payable and receivable
Prepare and file GE and TA tax returns for owners
Prepare 1099's at the end of the year for owners & vendors
Maintain the monthly statements, generate and post to owners' accounts every month.
Qualifications
3+ years of experience in related field
Prefer applicant with formal accounting/bookkeeping training
Proficient in Microsoft Office suite and QuickBooks; property management applications
MUST be proficient with computer & internet skills
Real Estate knowledge is helpful but not essential for hire.
Hours can be somewhat flexible with a minimum of 30 to 35 hours per week. There is also a part time person as a back up for sick days, vacation absence, heavy work load days. Some distance-working is possible.
