On site manager wanted for 122 unit property located in Aiea, HI.
- Available 24/7 - handle all emergencies.
- Basic knowledge of property functions and building systems
- Hands on experience performing basic repairs, minor plumbing, carpentry and electrical with basic landscaping
knowledge but not limited to maintaining grounds and other physical duties. Need to know how to write work
directives and schedule work with in house maintenance or vendors to turn vacant units timely within budgetary limits
- Experienced with procuring vendors and service providers. Basic knowledge on writing a scope of work
- Excellent communication and writing skills, ability to build positive relationship with residents, Managing
Agent and Board Members.
- Overseeing site staff, conduct physical inspection of Property, House Rule enforcement, and responding to
resident concerns
- Walk Property daily and make recommendation
- Write monthly reports including ongoing and completed work orders, project, incidents, and other pertinent
information to the Board prior to regular monthly Board meetings for discussion. Provide daily report to
Managing Agent.
- Report and document all necessary maintenance requests using appropriate procedures.
- Consistently display a positive attitude in all duties and interactions with staff and residents.
- Attend monthly Board Meetings.
- Perform day-to-day Administrative tasks and other duties assigned
Must have minimum 3 three years of on site property and/or maintenance management experience
Drivers license required
