The company is seeking an experienced Full-time Resident Manager for two small apartment communities located in the Ontario, Oregon area.

Resident Relations: In charge of rent collections and handling delinquent accounts, move In and move out procedures, handling 3-day notices, completing eviction proceedings when necessary, customer service, handling resident relations, monitoring/enforcing all safety procedures, and attending various community functions.

Emergency Contact Duties: On-call emergencies including: maintenance emergencies, earthquake emergencies and noise/lease violations. Will be responsible for calling security/police if necessary and completing incident reports.

General office duties include but are not limited to:

Market the property to prospective residents

Process rental applications and re-certifications in compliance with Section 42 regulations and other project program requirements

Coordinate unit turns/rent ready units

Assist in the mediation of tenant disputes and conflicts

Collect and deposit rent receipts

Over-site of the overall condition of the development and coordination of maintenance

Requirements for the Onsite Resident Manager:

Excellent Section 42 and Section 8 compliance skills

Excellent organization skills, communication skills, and aptitude for detailed work

Experience overcoming marketing challenges

Proficient in Yardi, Word, Excel, and Outlook

Experience in supervising office and maintenance staff

Ability to converse in Spanish is desirable but not required

Physical Requirements:

Repetitive motions

Standing, walking, and/or sitting for extended periods of time

Ability to lift and/or move 25 pounds or more
