Property Maintenance Technician Listing
A mid-size property management company is actively seeking to hire a Property Maintenance Technician in the Champaign-Urbana area for immediate employment. Technician responsibilities would include providing general maintenance, plumbing, and repair services to our expanding portfolio of properties. This is achieved by performing work orders, assisting in the maintenance of interior and exterior systems, and preparing apartments for occupancy prior to move in. The ideal candidate would be self-motivated, driven, capable of working independently, and must interact with tenants throughout the day. The candidate must have their own transportation, tools, and equipment (some items to be provided from management company). During the turnover season (June through September) additional hours may be required.
Responsibilities and Duties:Â
MUST HAVE OWN TOOLS AND VEHICLE
Provide excellent service to residents, guests, employees, and contractors.
Diagnoses and performs minor and routine maintenance/repair in a timely and professional manner. Assures all service requests are completed on a daily basis.
Quickly diagnose maintenance issues and find solutions that ensure resident safety while balancing time sensitivity and cost.
Assists in completing work orders of various types including, but not limited to: electrical, plumbing, HVAC, drywall, painting, appliances, carpentry, and make remedies.
Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; outsource tasks to external vendors as necessary.
Provide emergency/unscheduled repairs of equipment (washers/dryers/HVAC equipment) and performs scheduled maintenance repairs of equipment during regular office hours.
Perform regular preventive maintenance on machines, equipment, and facilities.
Comply with safety regulations and maintain clean and orderly work areas.
Maintain good rapport with current and prospective residents.
Follow company policies with regard to gaining necessary approvals for any large maintenance tasks/expenditures.
Regularly assess the property for safety and preventative maintenance opportunities.
Qualifications and Skills:Â
High School or Trade School diploma with minimum of one-three years of full time general maintenance experience, or an equivalent combination of education and experience
Efficient in reading instructions and warranties and able to clearly communicate orally and in writing
Knowledge of appliance repair, light carpentry, plumbing, electric and general maintenance
Knowledge of safety procedures with a safety conscious attitude, record of punctuality and dependability, ability to work with pressure of deadlines, and flexible schedule to accommodate after hour and weekend emergencies
Excellent verbal communication skills
Superior attention to detail, high energy, and positive attitude
Ability to work independently and also to work closely with other team members
Ethical and professional conduct
Experience/Certification with HVAC/electricity is a plus
The ideal candidate will have experience handling repairs that involve the following skills:
Plumbing
Electrical
Carpentry
Drywall Patch and Repair
Painting
HVAC Repair
Appliance Repair
Additional Requirements:
Valid drivers license and dependable vehicle
Availability to be on call and assist in after-hours emergency situations
Must be able to perform the physical functions of the position, not limited to: ability to walk properties, ability to lift 80-100lbs on a regular basis
Hand Tools:ÂVarious wrenches, hammer, grips, saws, sledgehammer, snips, etc.
Power Tools:ÂWrenches, grinders, sanders, drills, saws, etc.
Compensation and Benefits:Â
Pay up to $25/hour
Minimum of 40 hours per week
Full-Time Salary to be determined based on experience and prior experience
