Overall Responsibility:
Responsible for overseeing operations of facilities and call center.
Primary Functions:
The Regional Operations Manager is the center point of all sales, operations, and training for the region. The position can require up to 50-60 hours per week including some weekends. Must be a self-starter, take initiative, and work with minimal supervision.
Primary duties include but are not limited to the following:
Maximizing potential income and sales objectives through:
-Being a brand ambassador
-Successful conversions of telephone, internet, and walk-in inquiries into rentals
-Implement and execute training program programs for new employees
-Conduct monthly reviews and oversee weekly meetings
-Aggressive Marketing/networking to local businesses to promote facilities
-Recommending and implementing marketing strategies based on marketing changes and competitor information
-Creating brand standards and holding all employees accountable for upholding them
-Reviewing marketing initiatives and implementing new programs to capture greater market share
Achieves and maintains financial goals and responsibilities by:
-Managing the Account Receivable process through pursuit of delinquent tenants and ensuring posting of payments in a timely fashion
-Creating budgets and ensuring all managers operate within them
-Overseeing discounts and rental increases for all facilities
-Scheduling of call center, maintenance technicians, and managers
-Reviewing daily management summaries
Consistently deliver superior customer service through:
-Proper phone selling techniques and training of call center representatives
-Never missing phone calls (phone rings maximum of 3 times) and promptly responding to any email or online inquiries
-Knowing and being able to present the features and benefits of properties at all opportunities
-Resolve any customer issues in effective and timely manner
-Ensure that company standards of cleanliness and appearance are met or exceeded
Other Functions:
-Stay up to date and know state lien laws
-Perform regular audits of propertyâs physical conditions; perform minor maintenance in accordance with standards as well as working with any contractors
-Grand Openings for new facilities
-Ordering of new marketing materials when necessary
-Create and maintain marketing plans
