CONSTRUCTION PROJECT MANAGER NEEDED
Bowling Properties is currently seeking a Construction Project Manager to join our team. Our company is the leading acquirer of distressed residential real estate, specializing in the purchase, rehab, and resale of single-family homes and new construction in Fountain County. Since starting in 2002, we have rehabbed over 50 single family homes, constructed 7 newbuilds, and acquired 25 rental properties.
Do you have a passion for the real estate investment industry? Do you thrive in fast-paced environments? If so, this could be the perfect opportunity for you. You will be overseeing multiple renovation projects, so time management, accountability and decision-making skills are very important.
What you'll do
-Drive-by properties to conduct inspections prior to acquisition
-Determine rehab estimates, initial scopes of work, and exhibit confidence and make decisions independently
-Collect estimates, submit bids
-Manage multiple single-family renovation projects at any given time
-Select and manage contractors, subcontractors, and vendors while consistently pursuing and cultivating additional relationships
-Regularly drive inventory to conduct property checks to ensure projects remain on time, on budget, and to our quality standards
-Communicate with other departments to ensure properties are ran efficiently
What you'll need
-Life skills in the construction world, Degrees are accepted but not required; Construction Management degree is a plus
-Able to read blue prints and complete material list from
-Experience with single family remodels and new construction is required
-Able to established relationships with local vendors/contractors and ability to cultivate new relationships
-Intelligence, diligence, attention to detail, problem solving skills and a positive attitude
-Aptitude with computers and mobile devices, i.e. iPads, project management software
-Ability to think ahead
Qualities of the manager:
1. Has to be honest, trustworthy, impeccable character
2. Has to be serious about the job and dependable
3. Must be flexible with respect to work hours we can have work six days of the week but not always on a fixed schedule
4. Must be naturally motivated
5. Must have construction skills and knowledge of all aspects of the building and remodeling, able to evaluate the quality of the work, ability to negotiate with contractors and supervise them
6. Must be willing to roll up his sleeves and get the job done instead of expecting others to do it all
7. The manager will need to respond to calls, emails, etc. promptly, at all times and not show an attitude.
8. Be able to work with the other members of my team without ego issues.
9. Be a quick learner
10. Did I mention honesty and integrity? They are more important to me than anything else.
11. Be able to take criticism, admit mistakes and learn from them without becoming defensive or argumentative.
12. Must have an its my fault attitude! (Blame falls on you, success happens because of your team)
13. Being likeable isnt bad, either!
Incentives: Weekly hourly pay with bonus structure for projects completed on time and on budget. Pay is estimated to be in the 40,000-50,000-range based on our current inventory with the potential for much more!
