Looking to Hire Contractors to perform work as per below scope for a property located in Hudson, IA
Full remodel to be completed at the house which includes - Siding repairs, Gutter replacement, Roof Replacement, Exterior painting, Flooring replacement, Drywall repairs, Interior painting, HVAC replacement , Electrical Repairs, Plumbing Repairs, Carpentry Repairs, Final sales cleaning. Please see below for details on each scope needed.
1) Vinyl floor --- Replace vinyl sheet flooring at interior where present, includes underlayment as needed.
Specs- Vinyl sheet flooring to be used (color to be decided)
2) Carpet -- Replace carpet and carpet pad at interior where present (provide measurements) Includes tear out of existing carpet.
Specs- Traffic MASTER
Americana - Color Sedona Texture 12 ft. Carpet
Model # 0665D-21-12 or equivalent
3) TILE FLOORING - Remove all tile flooring where present at interior and replace with new tiles (provide sf of areas and type of tile used)
4) Paint Exterior -- Paint exterior surfaces which were previously painted, includes trim, fascia, siding, doors, garage doors, includes caulking around doors and windows and pressure washing before painting
5) Drywall Repair-- Repair damaged drywall present throughout interior of the property and prep areas for paint, includes texture (provide measurements)
6) Interior Painting --Paint interior walls and ceilings, trims and surfaces with 3 tone paint, semi-gloss trim, flat white ceilings, neutral tone walls , caulking around doors/windows/window sills and any areas needed ( includes removal of all hooks, screws, nails).
Sherwin Williams Agreeable Gray - eggshell finish on the walls and for Ceilings - Sherwin Williams Bright White - Flat finish, Bright white on trims too, but high gloss.
7) HVAC- provide bids to replace the HVAC system at property (Replace condenser and furnace)
8) ROOF REPLACEMENT-- supply bids to remove and replace the current shingle roofing on home.
Replacement shingles should be composition style and Moisture Barrier, new metal drip edge, sheathing under layment as needed, disposal of all resulting debris, permits as needed. (Provide details of shingle brand, type, color, year, and number of square)
9) GUTTERS --- Install gutters and downspouts at property to prevent possible water damages to siding/trim. (Provide measurements)
Specs - 5" seamless gutters
10) Minor carpentry repairs per scope and home inspections, plumbing repairs per plumbing inspection report, Electrical repairs per electrical inspection report.
