Home Repair Specialist

GENERAL SUMMARY:

Perform highly skilled work at various properties. May be required to work on short notice.

ESSENTIAL DUTIES AND TASKS:

1. Assures all punch list items are completed on a daily basis.

2. Accurately documents work performed on service requests, including parts, and return to supervisor by end of day.

3. Communicates (via email, text, verbal, or photographic) with supervisor to ensure complete understanding of the scope of projects.

4. Routinely performs duties to restore houses to “for sale” or “lease purchase” status.

5. Inspects properties as directed.

6. Assists in keeping grounds neat and free of litter.

7. Maintains accurate records.

8. Notifies supervisor of parts and supplies that need to be ordered. Follow purchase order procedures.

9. Maintains proper equipment and equipment inventory to ensure warranty compliance.

10. Maintains shop appearance to standards to facilitate quick assessment of supply inventory.

11. Coordinates delivery and work schedules with vendors, contractors and supervisor.

12. Coordinates maintenance objectives with the Supervisor daily and staff, including directive authority of Home Repair Specialist I as needed to obtain outcome goals.

13. Performs, and report on, all work according to the safety standards of the company, OSHA and health codes.

14. Performs work area clean-up on a daily basis.

WORKING CONDITIONS:

Work is performed at various properties. Typically works a normal work week but may be called to work on short notice. May be exposed to dust, allergens, and chemicals that are used to maintain landscape and lawns. Work is performed in varying climate conditions.

EFFORT:

Extensive mobility is required including walking, climbing, reaching, stretching, bending, crouching, crawling. Ability to lift 100 lbs. is necessary for installation and removal of appliances. Ability to operate power hand tools to make repairs. Ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, snow, ice and humidity.

TOOLS, EQUIPMENT & MACHINES:

Must provide own basic tools or be willing to obtain the necessary hand tools. Must be knowledgeable and skilled in the safe use and maintenance of the following:

Hand Tools: various wrenches, screwdrivers, grips, hammer, snips, sledge hammer, post hole diggers, saws, etc.

Power Tools: wrenches, grinder, sander, drill, saws, etc.

User-Moved Aids: wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders, etc.

Mechanical Equipment: motors, pumps, compressors, blowers, electric and hand-powered augers, etc.

Measuring Devices: voltmeters, ohmmeters, testing meters, PH tests, etc.

MINIMUM QUALIFICATIONS:

High school equivalency or trade school plus at least five (5) years of applicable work experience

Ability to read and understand written materials and communicate with others in writing

Possess and maintain personal vehicle, such as a truck, SUV, van, or vehicle with towing capacity and a personal trailer (4’ x 6’ trailer), capable of moving tools, equipment, machinery, and materials for general maintenance and renovation work to and from job sites. In addition to the tools, equipment, and machinery identified in the section above, examples of materials transported include: small lumber packages, 2’ x 4’ x 8’ lumber, bath fixtures, galvanized fence components, 4’ x 8’ sheets of plywood or drywall.

Proof of liability insurance for personal vehicle and trailer, if applicable

Valid driver’s license in state of residence

Must be bondable

A combination of education, training, and experience may be substituted when competency in the role is demonstrated. Successful performance on pre-employment tests is required.

SPECIALIZED SKILLS AND KNOWLEDGE:

Significant experience in plumbing, appliance repair, carpentry, and general maintenance repairs

Electrical knowledge

Knowledge of safety procedures. Safety conscious.

Steady and dependable

Ability to work with pressure of deadlines

Ability to install or assemble by following instructions

Ability to be flexible and change work schedule

Finished drywall

Travel maybe required.
