Job Summary:

Assist the facility manager, who is responsible for the overall health of the facility and the satisfaction of customers and tenants, as well as assist in the growth and maintenance of our client base.

All employees need to be sales oriented, outgoing and have a focus on customer service with the goal of developing long-term and repeat tenants, while maintaining a high standard of compliance with all company policies and procedures.

All employees are expected to have strong sales and communication skills and have the ability to work as a team and individually. All employees are responsible for helping the stores maximize occupancy, minimize delinquencies, maintaining facility appearance and cleanliness to company standards.

Main Duties:

Assist in the lease of units, maximize sales revenue and sell products to customers and tenants. Exhibit good sales skills, and follow-up skills for all sales leads. Prepare Lease Agreements as per policy. Effectively up sell and create add-on sales of approved products to tenants and customers.

Apply appropriate and approved discounts and other sales incentive plans in strict accordance to policy.

Accurately assess tenant's needs by actively listening to the customer and determine the correct product(s) to fill that need. Engage in suggestive selling of products, and be completely familiar of the features and benefits of every product offered for sale by the company.

Help merchandise the sales office in an effective and appropriate manner. Strive for all aspects of the physical presence of the sales office to be kept in a fashion that supports the sales mission.

Approve rental of self storage units and ensure that all terms of the lease agreement are accurately and clearly explained in full and are adhered to by tenants.

Collect all fees and payments due to the company as per policy.

Perform collection calls on past due accounts and maintain clear and accurate written account of your actions, as well of the actions of the past due customer.

Perform follow up calls received from potential customer inquiries while maintaining a detailed log.

Clean and generally maintain the interior and exterior of all buildings and their surrounding grounds.

Ensure that security and safety measures are in place and functioning efficiently.

Monitor site activity to ensure compliance with all company regulations.

Help prepare daily, weekly, monthly and annual documents for review by home office for audit and review as per policy upon request.

Follow all company policies and procedures.

Read relevant company mail and emails (memo's, letters, reports, etc.).

Maintain a professional courteous manner with all customers, vendors, contractors, and fellow employees.

Monitor and document the activities of all contractors, vendors and maintenance personnel while on site.

Ensure compliance of all work related activities in a fair, ethical and consistent manner.

Follow established company policies. Direct all policy questions to the facility manager.

Help ensure timely completion of bank deposits and all other reports.

Attend any meetings, training sessions and/or seminars as required, some possibly occurring offsite.

Maintain a complete understanding of all competition within the region to more accurately address customer objections and to help management in their decision making process and unit pricing.

Perform any and all other duties as assigned promptly, efficiently and as directed.

Job Requirements and Qualifications:

Must have a High School Diploma or equivalent. Prefer at least two years of college or equivalent experience.

Must have excellent strong customer service and communication skills. Experience in property management, office/administrative duties, hospitality, retail and social media advertising is a plus.

Ability to effectively explain and sell the company products and services.

Able to meet and exceed company goals.

Have a valid driver's license and access to reliable transportation to be used during the work day.

Must be willing to work offsite or remotely, if business needs warrants it.

Willing to work inside, in a high volume, detailed oriented environment as well as working outside, maintaining the appearance of the property.

Must be willing to work any day, including weekends and holidays.

Must be willing to submit to a pre-employment (post offer) background, credit and drug test.

Must be proficient in all Microsoft Office software.

Physical Requirements:

Must be able to walk, stand, stoop, kneel, crouch and climb stairs as well as a 10 foot ladder and be on your feet at least 1/2 of the shift.

Must have the ability and be willing to perform light cleaning and maintenance such as vacuuming, sweeping, mopping, wiping windows, etc. This type of work sometimes requires the ability to work in both very hot, cold or inclement environments.

Must be able to lift, carry, push, pull or move up to 50 lbs and have the strength to routinely handle a bolt cutter, grinder, power washer and other cleaning and maintenance equipment.
