Leasing & Marketing Consultant (New Orleans)
Qualifications:
1-3 years experience as a Leasing Consultant or past sales experience with customer service experience. Will also consider sales experience outside the real estate industry
Bachelors Degree preferred
Strong follow-up skills are critical
Demonstrated ability to effectively utilize sales techniques to close. Everything from marketing to generating leads to qualifying prospects.
Experience working directly with Property Ownership is preferred.
Customer service oriented with the ability to work well within a team environment
Knowledgeable of required telephone and sales techniques
Proven sales track record
Excellent written and verbal communications skills
Desired Skills:
Experience with CRM/Sales Force/Property Base and Yardi Property Management software
Organized and detail-oriented with the ability to multi-task
Proficient in Microsoft Office products, including Office, Excel and Outlook.
Persuasive with marketing and sales skills
Bilingual English/Spanish a plus!
Independence: Leasing agents must manage their own time and schedules, making sure they are hustling to get the word out about properties and find the information their clients need.
Interpersonal Skills: Agents work with clients and customers face-to-face on a daily basis. Listening to their needs and communicating effectively and pleasantly is a needed skill.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed written and verbal instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Our company owns and operates a portfolio of residential and commercial properties with over 1,200 apartments in just the metro New Orleans area and over 190,000 sq ft commercial space with an additional 1.5 million sq ft of land in the development pipeline. Our residential properties range from low to moderate income housing, where we work closely with market rate prospect as well as community groups and housing subsidies, to middle-upper income apartments in the CBD/warehouse district. Our commercial properties range from strip malls and shopping centers across the greater Metro New Orleans area to single-tenant properties catering to large National Tenants across 17 states, from Nevada to Florida.
Role
The role of the Leasing & Marketing Consultant is to manage all aspects of the leasing process, while also engaging with current residents to ensure they receive excellent customer service. This role will also assist the property manager and ownership with strategic marketing strategies on an ad hoc basis. The goal is to scout prospects, turn them into actual clients and achieve high occupancy rates.
Responsibilities:
Manage the leasing process: From Lead generation, marketing, Leasing, Lease file preparation to ensuring the complete and accurate entry of Lessee details into Salesforce and Yardi software.
Determine the needs, living standards and economic viability of prospect customers
Stay knowledgeable of the property market status
Negotiate leasing terms and conditions and close deals
Respond to all sales leads, including those via phone, email or in-person, in a knowledgeable manner and schedule follow-ups, appointments and showings
Prepare new and renewal lease agreements
Assist with marketing properties
Rental application processing/screening
Responsible for proper maintenance of all resident and property files
Manage, audit, troubleshoot Salesforce leads and data integrity
Ability to greet prospects and residents in a friendly and professional manner.
Ability to understand your audience and draft correspondence succinctly with little supervision
Ensure the accurate and timely filing of all Leasing documents
Facilitate the move-in and move-out process
Prepare weekly/monthly reports as required.
Ensure proper maintenance and inspect properties periodically
Assist with and respond to inquiries related to maintenance work orders, rent payments and other customer service-related requests
Take and accurately record rental payments and assist with the collections process as needed
Thorough knowledge of lease terms, specifications and all community policies
Fully informed of current rental rates, sizes, locations and all amenities of property
Responsible to conduct out-reach marketing at least once per week
Courteous, efficient handling of resident requests and complaints
Assisting Assistant Manager in collection of delinquent rents

Compensation:
$25,0000 base salary with attractive commission structure. With potential to make $45,000-$65,000 per year in globo
