Local apartment complex is searching for a Maintenance Man.

Job Description
The Maintenance Director's position has the overall responsibility for ensuring that the property is maintained in excellent condition both inside and outside and is fully functional at all times. All responsibilities will be conducted in a professional manner.
Essential Duties and Responsibilities:
-Responds to reported work orders. Inspects property for potential maintenance supplies, parts and equipment as needed.
-Oversees the maintenance of the exterior grounds.
-Maintains all equipment in good working order.
-Coordinates with the Site Manager for inspections that are required by the state and local government authorities.
-Reviews and approves all invoices relating to maintenance.
-Assists in preparing the departments annual operating budget to maintain the physical property. Monitors and maintains cost control.
-Works with the management team concerning move ins and moves outs.
-Schedules carpet cleaning and services with vendors.
-The Maintenance Director is an essential employee. This individual will be expected to work in an emergency situation.
-The Maintenance Director is on call 24/7.
-Responsible for turning over apartments when tenants move out. (Painting, changing toilets, vanity, etc.)
-Other duties as assigned.
Qualifications:
-3 year experience in the Maintenance field.
-Must be able to work flexible hours. Must be on call for maintenance issues after normal business hours including nights, weekends and holidays.
-Must be able to relate to tenants in a courteous and diplomatic manner under all circumstances.
-Must be able to lift/push up to 75lbs. Must be able to bend, stoop, lift, carry, reach, squat, kneel, push, pull and twist using good body mechanics for a sustained period of time.
-HVAC & Plumbing experience a plus.
-Must be a TEAM PLAYER!
-Must pass a background and drug screening.
