HallKeen Management is seeking a qualified, motivated and experienced Maintenance Director to oversee all maintenance responsibilities for an affordable apartment community consisting of 334 units in two high-rise buildings. This position reports to the Property Manager.
The responsibilities of the Maintenance Director are wide-ranging and quite diverse. Maintenance Director will manage staff of four employees and will handle all responsibilities associated with the maintenance of this property. Duties include handling service requests, managing unit turnovers, maintaining or replacing appliances and lighting, routine plumbing and electrical repairs, scheduling and supervising contractors, tracking /scheduling preventative maintenance, performing inspections, enforcing compliance with safety procedures, submitting required reports, purchasing and budgeting. This position is a working, hands-on position. Candidate is expected to spend majority of time in the field, working alongside Maintenance Technicians, leading by example and coaching/mentoring staff on how to complete advanced plumbing, electrical and carpentry repairs.
Candidate must have 3-5 years of property maintenance experience and must have previous supervisory experience overseeing a staff of multiple employees. Candidate will be strong manager who will take ownership of all maintenance responsibilities as they relate to this property. Candidate must have working knowledge of current safety practices and regulations (OSHA), grounds maintenance, plumbing, HVAC and electrical systems to handle service calls and maintain vendor relationships. The well qualified candidate will have experience with O & M plans, capital improvement, purchasing and budgeting. Proficiency with Microsoft Office including Word and Excel and excellent verbal and written communication skills are required.
