The Maintenance Technician is responsible for completion of work orders as assigned by Management. This position reports directly to the Community Property Manager. This position ensures execution of all processes/repairs in accordance with company policy.
Duties and Responsibilities:
⢠Know your community inventory and conditions
⢠Complete work orders, meet timelines, ensure quality
⢠Assist in the improvement of property esthetics and general conditions through consistent enforcement of company rules, resident guidelines and property maintenance via checklists and established schedules.
⢠Communicate effectively and daily with Management and co-workers to provide updates on property operations and issues
⢠Grounds Maintenance driven by Daily & Seasonal requirements
⢠Ensure a safe working environment
Required experience:
⢠A minimum of two-three years hands-on experience in Property Maintenance
⢠Strong resident service/support skills
⢠Skills should include basic electrical functionality & repair, basic plumbing requirements & repair, HVAC, Carpentry, Painting, DryWall, Flooring
⢠Current Driver's License
⢠Proper Tool Usage
⢠May need to provide own tools.
⢠Equipment usage: Snow Removal/Plow, Lawn Equipment
⢠Adhere to all local, state and federal laws including all laws governing Fair Housing in compliance with local, state and national authorities regarding building code compliance
⢠Excellent communication skills, both written and verbal
⢠Exceptional time-management skills
⢠Ability to multi-task, handle conflicting priorities
Physical requirements:
⢠Ability to stand/walk up to eight hours/day
⢠Ability to climb ladders (up to a 20 ft)
⢠Ability to efficiently perform job responsibilities with minimal supervision.
⢠Ability to push, pull, lift or carry a minimum of 50 lbs.
⢠Use of arms, hands and fingers / No restrictions
⢠Flexibility, ability to climb up, crawl under and/or balance
