Maintenance Technician
The maintenance technician will be employed by the management company and will follow policies and procedures of the management company and adhere to the Covenants Restrictions and Rules and Regulations of Brentwood Condominiums. The maintenance technician is to provide professional, on-site services in order to effectively and efficiently operate Brentwood Condominiums.
Duties of Maintenance Personnel:
The ability to complete light plumbing and electrical tasks. Have the skills for drywall and carpentry work.
Supervise all sub-contractors and outside vendors working in the building. Make sure they are following the rules and regulations of the building.
Must have exceptional communication and customer service skills.
Community Manager will work with technician to prioritize, assign and coordinate work to be performed on a scheduled basis.
Candidate must be detail orientated with a can-do attitude, ability to multi-task with little supervision and maintain a strong rapport with the client.
Community Manager is responsible for logging and handling the initial call from resident regarding maintenance issues and the technician will check out problem to determine work required (make an initial assessment whos responsible, HOA or resident). Maintenance technician is to perform maintenance / repair tasks that are the responsibility of Brentwood after the Community Manager assigns the work order. All work orders will be handled timely and efficiently.
Perform on-site inspections daily/weekly and report any issues/violations to the Community Manager. Follow up with all outside contractors to ensure issues and concerns are being addressed. Keep all parties (including the Community Manager) appropriately informed/updated.
Community Manager will oversee all maintenance tickets and work orders. Ensure work is completed in a timely manner.
Technician is to supply Community Manager with a written report a day before the monthly board meetings. The Community Manager will report on activities.
Conduct daily walk-throughs of the common areas including but not limited to, the resident-level hallways, fire escape exits and utility closets; restrooms, roof-top, back and front areas, exterior grounds of the property, elevators, and interior stairwells. Send the Community Manager a report.
Technician is responsible to do all seasonal items per the schedule.
Daily and Weekly Duties include but not limited to:
Checking all lighting fixtures and replacing the bulbs, ballast, motion sensors, starters and power packs to the hall lights. Replace fixtures, if needed. Check and clean drain lines, sump pump and valves, as needed Clean common areas, pool and courtyard. Clean and inspect gutters and downspouts. Police grounds and garage.
