ASSISTANT PROPERTY MANAGER
JOB TITLE: Assistant Property Manager
REPORTS TO: Property Manager
STATUS: Full-Time, Non-Exempt
WORK SCHEDULE: 40 hours per week, Monday Friday
LOCATION: Kansas City, MO
COMPENSATION: $14.00 to $16.00 Compensation commensurate with experience
We are looking for a dynamic, enthusiastic assistant property manager for sec 8 apartment community in Kansas City, MO. The Dalmark Group is a regional property management and real estate development company, working primarily in Kansas and Missouri. The Dalmark Group was formed to provide innovative and quality residential property services for both conventional and affordable housing communities. SUMMARY
The Assistant Property Manager is to assist the Manager in effectively and efficiently managing the assigned property. In the Managers absence, the Assistant Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property owner. The Assistant Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
FINANCIAL
Maintain accurate resident records
Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner
Issues appropriate notices when necessary (i.e. late payments, eviction notices, returned payment memos)
Deposits all receipts prior to bank close each day
LEASING
Represent the company in a professional manner at all the times
Greet prospective clients, show community, and perform leasing duties to ensure property is rented to fullest capacity
Utilize marketing strategies to secure prospective residents
Confirm that leasing staff techniques are effective in obtaining closing
Maintain awareness of local market conditions and trends
Contribute ideas to manager for marketing community and improving resident satisfaction
Continually monitor and analyze traffic logs and conversion ratios
ADMINISTRATIVE
Answer and handle incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
Accept resident/commercial tenant Work Order requests and enter them into the software program and route to maintenance for prompt processing
Confirm all leases and corresponding paperwork are completed and input to the software system accurately and on a timely basis
Ensure current resident files are properly maintained
Ensure all administrative paperwork is accurate, complete and submitted on a timely basis
Must be available evenings, nights and weekends for staffing needs and emergencies
CUSTOMER SERVICE
Maintain a positive customer relations attitude
Enforces occupancy policies and procedures by confronting violators
Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management
Consistently implement policies of the community
MAINTENANCE
Assure quality and quantity of market ready apartments
Ensure that models and market ready apartments are walked daily and communicate any service related needs to maintenance
Inspect units prior to new move-ins to ensure quality control and address any maintenance concerns in a timely manner
SKILLS
Experience and expertise with Microsoft Office required
Experience with a property management software program (Yardi, OneSite, etc.)

Ability to develop and maintain cooperative working relationships with residents, employees, and vendors
Excellent time management skills and must be detail oriented
Ability to listen, communicate (written and verbal), excellent grammar, spelling and proofreading skills, and follow up effectively with all staffing levels

Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
PHYSICAL DEMANDS
The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms and hands. The employee may occasionally be required to climb. Employee will be required to work at a personal computer and talk on the phone for extended periods of time. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends, as needed.
EDUCATION / EXPERIENCE
High School Diploma, or equivalent, required
1 year experience in on-site multifamily property management, required
Industry certifications, preferred
