Job Duties

Maintain grounds and common areas through conscientious daily inspections as well as the use of checklists; disposing of litter, debris, cigarette butts and pet waste

Service pet waste stations, clean common areas, replace light bulbs, sweep sidewalks and garages and general cleaning / grounds keeping duties consistent with Union Hill standards

Prepare vacant apartments to high quality “like new” make ready status

Maintain, diagnose and repair electrical, plumbing (copper, PEX, PVC), HVAC, boiler, water tank, carpentry and other building systems

Appliance installation, diagnoses and repair

Drywall repair, exterior and interior carpentry repair, caulking and painting

Swimming pool maintenance including chemical balance testing and treatment

Supplemental snow removal

Accept rotation for on-call duties

Other duties as assigned

Job Requirements

High level of competency and efficiency demonstrated in all aspects of maintenance operations (i.e. HVAC, boilers, water tanks, pool maintenance, appliances, plumbing (copper, PEX, PVC), electrical, water and electrical shut-offs, carpentry, etc.)

“Emergency on-call” rotation or after-hours service with minimal or no advance notice

Requires the use of appropriate personal protective equipment (e.g. back belts, goggles, masks, gloves, etc.)

Proven organizational and time management skills

Demonstrated willingness to learn new skills and demonstrate accordingly

Work under pressure and meet deadlines

Knowledge of OSHA guidelines and environmental/industrial hazards as they apply to multifamily housing

Capable of performing sustained manual labor including constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment), climbing ladders/stairs, and walking on rooftops

Required Education/Experience/Credentials:

High School Diploma or equivalent

Two to four years industry experience or related general contract maintenance experience

General understanding of Microsoft Suite and other industry specific software such as Entrata preferred

Tools necessary to perform the services, valid driver’s license and reliable means of transportation for work purposes and local travel with proof of vehicle insurance

HVAC Section 608 or willingness and ability to earn certification

Certified Pool Operator (CPO) or willingness and ability to earn certification

Certified Apartment Maintenance Technician (CAMT) a plus
