We are currently looking for an enthusiastic couple to manage our family owned and operated, manufactured home community which has a great location in the St. Joseph, Missouri area. Start date is immediate but not desperate. Must pass credit and background check. Please send resumes for both persons.

The ideal candidates are detailed, energetic, self-starters who have excellent sales and customer service skills. Candidates represent the face of the community and as such should be very dependable, organized and strong in resident relations. Experience with manufactured home communities is required. You must be looking for stable, long term employment. This position will include a base salary and a aggressive commission structure; no medical benefits are provided. Applicants with property management or sales leasing experience are preferred (being bilingual is a plus). An extensive community manager training program will be provided. Applicant will be responsible, for all phases of the operation of the Property, including, but not limited to, general administration, home sales, site leasing, Resident relations, collection of rents and control of all personnel and resources so that the Community is maintained at all times in good physical condition with a stabilized fiscal operation. Adhering to all applicable fair housing laws is mandatory for this position. Applicant should possess good communication skills, have a strong work ethic, attention to detail, be able to following instructions and work independently.

The following is meant to cover the majority of the tasks to be performed “ these items include, but are not limited to:

Management

Must be on call after hours and weekend. Person in the office must be computer literate, able to work well with people. Must be organized, able to enforce rules fairly, and any and all other aspects of office work.

Outside person must have maintenance experience, self motivated, minor plumbing, mowing, grounds pick up, minor tree trimming, maintain the property and all other aspects of maintenance work. Office hours are 9-4 Monday through Friday, closed the weekend.

Consistently execute the required delinquency protocol which includes preparation of notices and delivery of delinquent notices

Maintain and update delinquency binders

Consistently execute the required rule violation protocol which includes preparation of notices and delivery of rule violation notices

Maintain and update rule violation binders

The above items will be the primary tasks and will require many hours outside of the office walking and driving around the community

Ensure residents adhere to the community rules and regulations

Responsible for oversight and management of the maintenance, office assistant, home remodeling staff and outside contractors

Physically examine the property on a regular basis including inspections of community infrastructure and common areas

Perform inspections of used inventory homes & complete the used home inventory checklist

Receive and resolve resident complaints

Handle all details of resident move-ins and move-outs.

Ensure that residents are provided with a clean, safe, well maintained community.

Report accidents and emergency situations to the home office immediately and prepare the proper reports.

Administrative

Collect payments and handle delinquent accounts

Make deposits

Record rent payments and other payments through a property management software system

Adhere to all appropriate Company policies, including, but not limited to use of property management software system, petty cash reports, summary reports, and special accounting items

Preparation and submission of monthly reports to the corporate office

Preparation and submission of payroll to the corporate office

Process invoices for payment

Maintain proper safe storage of resident files and records

Prepare general property correspondence between community staff and the management company

Prepare and process leases and related forms

Undertake background checks for new residents

Purchase supplies for the community

Sales

Show new and used inventory homes for sale, properly interview new resident prospects and, enter applications into the background check system.

Follow up with sales prospects including entering prospects into property management software system and executing a follow up protocol for all sales prospects

Execute marketing & advertising for homes for sale within the community following all instructions from the Marketing Sales Manual to maintain high occupancy.

Complete required documents for a home sale

Provides outstanding customer service including assessing and resolving tenant problems, scheduling service requests and professionally handling telephone inquiries

Responsible for the sales, marketing, occupancy, and delinquency management of the facility

Preparation of tenant notification letters i.e. new management letters, collection notices and contact information forms

Obtain bids for property maintenance as well as repairs to community common areas

Maintain accurate resident records in property management software and resident files

Approving petty cash requests, processing property invoices, security deposit reconciliations, making daily bank deposits and preparing daily, weekly and monthly reports as required by management

Makes regular assessment of the condition of the property and resolves maintenance and cleaning issues

Responsible for the marketing of the community, manufactured homes and for maintaining positive resident relations

Maintain accurate and in depth knowledge of all aspects of inventory particularly in areas such as rent pricing, lease renewals, knowledge of surrounding neighborhoods and competing MHC's

Perform ongoing routine inspections of all vacant homes throughout the turnover process to ensure the residence is ready in accordance with company standards

List and maintain available homes in company software and other available marketing outlets to ensure accurate inventory information for leasing and reporting

Schedule appointments to meet and sign all lease paperwork, accept rental payment and complete move-in orientation

Qualifications:

Minimum 2 years direct experience with Manufactured Home Communities

Basic computer skills, including working knowledge of Word, and Excel are required

Rent Manager Software Experience a plus

General understanding of accounting and property management principals

Excellent communication and organizational skills required

High School diploma, some college preferred
