PRIMARY RESPONSIBILITY:

Primary responsibilities include the hands on maintenance of the community including overall inspection, repair and general maintenance of all interior/exterior areas, as well as overseeing outside vendors. Maintaining and repairing the physical structures and components of the property and buildings associated with them. The maintenance person is responsible to identify preventative maintenance items and take a proactive approach in the routine maintenance of the property.

SPECIFIC RESPONSIBILITY:

Follow established reporting protocol:

Perform work as defined by the Executive Director.

Inform Executive Director of van/maintenance needs

Monitor the van; i.e. “ Keeping the gas tank full, cleaning the van, watching the oil change schedule, etc.

Staying abreast of any community maintenance issues in common spaces and apartments

Following the weekly, quarterly, and yearly maintenance schedules in the mechanical rooms

Attend any in-service educational programs recommended by the Executive Director.

Participate in the memory care team and facilitate person-centered approaches with resident care as needed.

Actively engage in activities programming with residents within the community.

Provide a safe, clean and comfortable environment for the residents

Follow defined safety codes while performing all duties.

Understand facility fire and disaster plans and follow established procedures during fire drills and actual emergencies.

Maintaining scheduled maintenance on: HVAC, fire and sprinkler equipment, generators, landscape, kitchen equipment and emergency pull cord equipment

Perform any other duties or special assignments as directed by the Executive Director.

Repairing and maintaining vacated rooms which includes: painting, carpet cleaning, walls, doors, woodworking, plumbing and electrical work.

Responding to all maintenance requests.

Ability to respond to emergency calls when necessary (24-hour availability by phone).

QUALIFICATIONS:

Educations: High School diploma preferred

Experience: Previous maintenance experience preferred

Aptitude: Ability to read, write and understand and follow written and oral instructions. Must be proficient in English.

Willingness to perform routine, repetitive tasks with frequent interruptions.

Motor coordination is required for various work routines such as driving the van and working with tools.

Demonstrate good judgment, problem solving, and decision making skills

Able and willing to work flexible hours

Must have a compassion for and desire to work with the elderly

Ability to communicate effectively with residents, families, staff and vendors

Physical Demands: Must be able to reach, stoop, bend, carry and manipulate various items. Lifting, pushing or pulling up to 50 lbs. Using proper body mechanics or available equipment to help. Physical activity required throughout the shift.

POSITION REQUIREMENTS:

HVAC

Electrical

Plumbing

Carpentry

Painting

Familiar with fire and life safety prevention equipment

Ability to perform preventative maintenance on all building equipment

WORKING BEHAVIORS:

Adhere to and carry out all policies and procedures as noted in the maintenance/transportation department

Report on-the-job injuries to the Executive Director before the end of your shifts.

Establish and maintain constructive working relationships with co-workers, residents, families and visitors

Maintain confidentiality of verbal and written information pertaining to residents, co-workers and families in the facility (see Community Manager for the HIPPA Privacy Act)
