We are acquiring lease space of nearly 4000 square feet in a busy retail shopping center to open a Salon Spa Studio Suites facility. We have a specific budget and allotment of funding from the ownership group which will allow us a set amount to fund the improvements. The build out must fit in a specified time frame and come in under budget. We will have approximately 22 suites, 3 restrooms, 1 kitchen / break-room, 1 entry foyer reception area, 1conference room, 1 storage area. We only need polished concrete flooring and we will not have finished drop ceilings. The salon suite rooms will have 1 glass wall with sliding doors in each and a sink in half of the rooms. All will have similar standard cabinetry and counter tops, same lighting and electrical, same ceilings and fixtures. We want a contractor that has the flexibility to work within our budget by working for us and with us as a partner on the project rather than just bidding a maximum bid which will be rejected if it's over a budget. Your "job" is to work within these parameters and cut costs without cutting quality. To procure deals of fixtures, furnishings, and decor at wholesale cost by buying in bulk quantities on close-out items that are modern, stylish and of high quality. To utilize materials and suppliers that are budget conscious and thrifty while not compromising on work quality, skilled tradesmen, or specialty sub-contractor capabilities. We have always found great small companies that just wanted the business and wanted to keep their crews busy and build something at a reasonable pace for a fair price and come in ahead of schedule and under budget. We need an architect with auto CAD experience, contractors for individual portions of the project or 1 company that has the capacity to handle the entire build out. I've had entire homes built that were larger than 4000 square feet at less than 100k and they were detailed and elaborate. So this being just cookie-cutter rooms of equal size, shape, and identical decor, furnishings, design, fixtures etc. I do believe there is a company out there that is a small family owned operation that wants to make a fair profit and help us come in under budget and on schedule. If this project is built out successfully, we will have 3 more similar projects to build over the next 12 months but this project needs to be completed in 60 days from inception. Simple floor plan, simple design, basic layout using standard materials has been a sound strategy in the past. We need a Southern Nevada contractor to take on the project and bring your crew with you. Electricians, plumbers, framers, finishing contractor, designer, glass contractor, fixtures and appliance supplier, and flooring team. A good HVAC contractor, and if you have a degree in engineering, you may be the person to put this project together for our team. We will share our budget and accept bids for 30 days.
