Real Estate Developer based in Freehold, New Jersey seeking an experience Construction Project Manager. The applicant must have 10 YEARS EXPERIENCE MINIMUM in managing development and construction of major residential/commercial buildings and must have knowledge of the following:
1) Document Control:
1) Contracts
2) Change Orders
3) Lien Waivers
4) Payment Requisitions/Invoices
5) Drawings/Specifications
6) Insurance
7) Cost Analysis / Cost Variance
2) Project Management:
1) Oversee Project Budget
2) Input and update Project Schedule
3) Purchasing of Contracts/Material
4) Review of Contracts/Change Orders
5) Review of scopes with field staff
6) Review of payment requisitions
7) Distribution of payment
8) Prepare Hard Cost bank package
9) Project Staffing
3) Field Responsibilities:
1) Assist Project Superintendent with issues regarding the Professionals
2) Attend weekly meetings
3) Chair bank walkthroughs ( verify percent complete, monetary draws, release to trades )
4) Travel to job sites
