Skills, Qualifications:

2+ year's maintenance/construction/handyman experience, preferably multifamily.

Ability to operate hand tools

Formal training and or experience in some or all the following areas:carpentry, plumbing, tile, carpet, screens, garbage disposals, fixtures, appliances, painting interior and exterior; fences, asphalt repair, exterior maintenance

Experience in custodial and light maintenance on self-storage properties

Individual must conduct themselves with professionalism and sound judgment always. Self-control is to be maintained always, under all circumstances

Enthusiasm, good attitude, trustworthiness, personal integrity and honesty

Essential Duties and Responsibilities

Handle minor repairs: concrete, walls and ceilings (wood, drywall and metal siding)

Perform various maintenance functions including repairs to the following: light electrical (if knowledgeable, plumbing, appliances, flooring, carpentry, grounds maintenance, landscaping, waterproofing and weather stripping unit doors, anything and everything to make our properties stand out

Light welding, plumbing, and painting

Replace tile, carpet, screens, garbage disposals, fixtures, etc…

Performs painting interior and exterior; as necessary

Replace light bulbs and ballasts as necessary

Light construction projects

Performs routine maintenance on building interior and exteriors

Maintain the gutters and property drains at properties, as needed

Complete repairs and general maintenance of apartments prior to new resident move-ins

The use of daily checklists and scheduled work orders to complete projects

Maintain cleanliness and organization along with general maintenance of grounds and equipment

Ability to multi-task and complete assigned duties within a specified time frame

Performing all work using safe work practices and in accordance with company policy

Works in a safe manner and recognizes unsafe situations. Takes appropriate action to ensure safety of themselves and others in building

Ability to read, write, comprehend and converse in English

Superior organizational skills

Exhibit overall dependability to able to consistently meet deadlines

Observe all safety precautions and wear the appropriate safety gear in accordance with company policy

Travel to Santa Fe facilities; if necessary

Fill in as self-storage property manager when full time managers are on leave

Intermediate proficiency with all basic Microsoft Office applications

Ability to work successfully with a variety of personality types

Must maintain a strong focus on customer service

Must have the ability to provide customer service to all tenants

High school diploma required

Required to drive personal vehicle for company business

Frequent travel between properties is required for this position (mileage reimbursed)

Must have a vehicle able to carry tools and materials

Must maintain a valid driver's license with proof of insurance and registration always

Perform all other duties as required

Physical Demands:

Frequently lift and/or move 45 pounds or more

Climb and work on ladders; climb stairs

Bend at waist and knees to lift boxes, appliances, furniture, snow shovel, etc. . .

Work with arms raised over head

Ability to tolerate extreme climate change and work in all outdoor conditions

dependent on the season and location

Ability to work autonomously and in a team environment

Must be physically able to stand for long periods and be able to move about freely, stoop/bend, and walk;

Frequent reaching/pulling/pushing and repetitive motions

Assist with management of property emergencies, such as snow and other inclement weather emergencies

Responsibilities:

Work hours are 8:30 am - 5:00 pm Monday thru Friday (with ½ hour lunch onsite)

Full responsibility for the overall maintenance of more one or more facilities

Employee will be working at different locations, in Albuquerque and occasionally Santa Fe

Represent our company with honesty, dignity and professionalism at all times

Work closely with Executive Director striving to exceed all company expectations

Benefits:

Pay: $32,000-$35,000, depending on experience

Paid mileage (as agreed upon prior to employment)

One week paid vacation per year plus floating holidays

Fully paid and comprehensive new manager training

Company DOES NOT offer medical insurance and will not in the future. Employees will pay a smaller premium when obtaining insurance independently. This will not change.
