General Requirements and Qualifications

-MUST be honest and trustworthy. Please don't bother applying if you are not

-Must be able to converse with and communicate effectively with people

-High school diploma or equivalent

-Willing to undergo a background check

-Must possess a valid driver's license

-Must have a reliable TRUCK that is kept insured

-Must have maintenance related type of experience

-Must have their own tools (hammer, screwdrivers, wrenches, plyers, drill, bits, saw, level, tape measure, ladder, drywall tools, and any other maintenance type tools )

-Must be available full time. 8:00am-5:00pm M-F

-Must be able to cover some after hour on call situations (pays time and a half)

-Must have a reliable cell phone and capable of accessing email

-Good physical condition and strength and ability to lift heavy loads

-Ability to manage time and responsibilities independently

-Strong ability to troubleshoot in order to determine the problem/issue and resolve it

-Knowledge of basic safety expectations while utilizing tools and in each work situation

-Ability to follow maintenance schedules

-Ability to multi-task effectively

-Ability to take directives from management and supervisors

Duties and Responsibilities: All activities and responsibilities normally associated with the general maintenance and upkeep of rental properties including, but not limited to:

-Make ready of vacant homes

-Diagnose problems/issues

-Furnace start up/shut down

-Swamp cooler start up/shut down

-Home fixtures

-Minor plumbing (snake drains, leaks, garbage disposals, toilet repair, etc.)

-Dry wall repair (patch and repair holes, texture, etc.)

-Painting

-Wall repair

-Patching

-Replacing door knobs/deadbolts

-Installing new doors

-Light yard maintenance (mow, weed, tree/shrub trimming, sprinkler systems, etc.)

-Light cleaning

-Other Misc. items requested by Management

Expectations: Technicians are expected to represent the company in a professional manner at all times. Below are some general expectations that should be carried out on a daily basis.

-ACCURATELY keep track of their hours on each service order and fill in time logs and work orders accordingly. Employee will not get paid immediately if not completed properly

-Utilize their own vehicle/truck (gas allotment provided after probationary period)

-Utilize their own cell phone

-Utilize their own tools (Company will help supplement tools as needed, but those will remain company property).

-Pull a company trailer as needed

-Be available for after hours and weekend on-call situations

-Call tenants to schedule service orders

-Remain punctual when times are set with tenants

-Visual inspections of properties letting Management know if there are any concerns

-Remain organized

-Communicate effectively with tenants and Management

-Confer with Maintenance Superintendent and Management when issues arise

-Update Superintendent and Management on service order progress

-Take responsibility for any mishaps and do not make excuses

-Seek assistance if an issue becomes too challenging to figure out by yourself and you have already spent an hour trying to address the issue
