The Residential Property Maintenance Technician is responsible for maintaining residential property, and reporting to the Maintenance Supervisor. The goal of the position is provide a safe, clean and attractive property environment for the tenants and property owner that will contribute to maintaining the occupancy rate standard. Quality work, responsiveness, attention to detail and a genuine interest in serving the client are critical components to the position.
Key Activities:
Preparation of apartments prior to being rented which includes
Inspection for maintenance needs
Patch, paint and clean
Repair of fixtures and equipment
Maintenance of property exterior may include
Snow removal
Removal of debris from grounds
Patch, paint and clean
Keep walk-ways safe and clean
Completion of logs, work orders, and other required documents
Compliance with applicable safety regulations in the performance of duties
Maintain a positive customer service attitude
Availability for periodic on-call duty
Other duties as assigned by Maintenance Supervisor
Critical Responsibilities
The use of many tools and machinery requires knowledge of how to properly maintain and operate them, as safety is a priority. He/she will be in continuous contact with residents and must be courteous, professional and be able to communicate and react with a sense of urgency. Completing tasks on time and right the first time are critical to resident satisfaction.

Competencies and Qualifications
Knowledge of basic hand tools, their purpose, and usage.
Basic troubleshooting and repair knowledge of hand tools and equipment
Basic operational knowledge of maintenance equipment powered by small engines.
Basic plumbing, electrical, and carpentry skills.
Ability to speak, read, write, and understand the English language.
Ability to lift objects less than 50 lbs. without the assistance of tools or devices.
Ability to work independently with limited supervision.
