Job Description:

We are seeking a reliable and detail-oriented Part-Time Property Caretaker to manage and maintain our Airbnb property located in Manorville, NY. The caretaker will be responsible for ensuring the home is in top condition between guest stays and overseeing various aspects of property management. This role requires a proactive individual who can follow instructions meticulously and communicate effectively with management.

Key Responsibilities:

1. Home Inspection and Maintenance:

- Visit the property between guest stays to inspect the interior and exterior.

- Ensure no damages or issues are present; reset electronics and check WiFi functionality.

- Unpackage deliveries and restock the inventory room.

2. Exterior Pool Area Management:

- Inspect and reset outdoor furniture to its correct placement.

- Ensure the BBQ grill is operational and clean; clean if necessary.

- Check propane tank levels, ensuring two spare tanks are always stocked.

- Monitor and adjust the pool and hot tub temperatures as needed (simple instructions provided).

- Follow and execute specific instructions accurately, providing confirmation through pictures or videos.

3. Post-Cleaning Inspection:

- Check the house after the cleaning service to ensure it is tidy and ready for guest arrival.

4. Guest Interaction:

- Occasionally greet and assist guests with check-in procedures.

5. Vendor and Mail Management:

- Meet and monitor vendors during service calls.

- Check and forward mail to the owner via FedEx bi-weekly.

6. Additional Responsibilities:

- Inventory Management: Regularly update inventory lists and notify management of any low stock items. Ensure all consumables (e.g., toiletries, kitchen supplies) are adequately stocked for guests.

- Minor Repairs and Maintenance: Perform minor repairs (e.g., fixing a leaky faucet, replacing light bulbs) as needed. Report any significant maintenance issues to management promptly.

- Safety and Security Checks: Ensure all doors and windows are securely locked after each inspection. Test smoke and carbon monoxide detectors regularly.

- Seasonal Maintenance: Assist with seasonal tasks such as raking leaves, shoveling snow, and cleaning gutters.

- Guest Communication: Handle basic guest inquiries and concerns in a polite and timely manner. Provide guests with local area information and recommendations as needed.

- Property Improvement Suggestions: Suggest potential improvements or upgrades to enhance guest experience and property value.

- Technology Management: Ensure all smart home devices and security systems are functioning correctly. Update any necessary software or app settings as instructed by management.

- Emergency Response: Be available to respond to property-related emergencies or urgent situations.

- Waste Management: Ensure proper disposal of trash and recycling according to local guidelines.

- Garden and Landscaping: Oversee basic gardening tasks such as watering plants, trimming bushes, and lawn care.

Work Hours:

- Work hours will primarily be when there are no guests at the property.

- The window for onsite visits is limited from the checkout time of 11 AM to the check-in time of 4 PM the following day. This provides at least one night to turnover and maintain the property if there are back-to-back guests.

- There will be more immediate and demanding work during summer months due to weather and pool maintenance. The pool closes in mid-September, which might slow down guest hosting and may slightly alter the job description.

Compensation:

- Hourly wage (compensation discussed upon hiring).
