Job DescriptionSenior Financial Analyst – NY RegionPrimary Purpose of Position:

Support and work closely with the New York Regional Manager and the New York Leasing and Development departments on potential acquisition, disposition, joint venture, development, and leasing opportunities.

Provide analytical and general financial support to the CEO on projects, including evaluating new investment opportunities and assessing new markets.

Develop and maintain a solid understanding of New York market dynamics through participation in leasing, acquisition and development-related activities.

Essential Functions:

In conjunction with the regional Leasing and Development departments, evaluate and assess potential acquisitions, dispositions, and complex leasing transactions.

Prepare financial analyses of potential investments and other real estate-related matters using Argus Enterprise software and proprietary Excel spreadsheet models.

Analyze and underwrite potential development opportunities. Liaise with regional Development and Construction Management team members as appropriate related to such matters.

Conduct and/or assist in presentations to brokerage firms, lenders, investors, and potential tenants as a means of developing and maintaining an up-to-date understanding of the New York market.

Perform market research related to space absorption, new deliveries of product, space pricing (lease comps), tenants in the market, market trends and news; prepare reports with relevant statistics as needed.

Partner with the Corporate Finance team in Boston to support company-wide initiatives such as entering new markets, cross-regional portfolio acquisitions and sales, M&A transactions, and joint venture partner relationships.

Non-Essential Functions:

Perform other duties as assigned.

Requirements and Qualifications:

BS/BA with a concentration in Accounting, Finance, Business Administration or related field. MBA or masters degree in real estate preferred.

A minimum of 3 to 5 years experience in financial analysis and accounting, with knowledge of the commercial real estate industry.

Proficient with Argus Enterprise software and Microsoft Office (particularly Excel)

Strong written and oral communication skills.

Ability to organize and coordinate work efficiently, to set priorities, and to meet deadlines in a demanding work environment.

Strong analytical skills; attention to detail.

An understanding of real estate-related transaction documents.

Self motivated with the ability to work independently as well as a productive member of a team.

Ability to interact with co-workers, contractors, tenants and/or vendors in an articulate, courteous and business-like manner at all times.

Proven ability to multi-task.

Willingness to learn and apply better methods of analyzing real estate transactions.

Physical Requirements:

Involves work of a general office nature usually performed sitting such as operation of a computer.

Involves work of a general office nature usually performed standing such as operation of a fax and printer.

Involves movement between departments to facilitate work.

Internal and External Contacts:

Works directly with the Executive Vice President of the New York Region and members of the New York leasing, construction, and development teams.

Works directly with the CEO, as needed.

Interfaces with external consultants, lenders, joint venture partners, sellers, brokers, buyers and the financial community.

Reporting Structure:

The position reports directly to the EVP, Regional Manager who provides guidance and evaluates work performance on a periodic basis.
