ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned.:Prepare and manage all budgets (Rentals, Master & Tower Condo and Parks).Resident relations/service and renewals.Prepare long term and cap ex budgets and forecasts.Working with Breaking Ground on release and receritifcation of affordable units.Assist in preparing, reviewing and approving financials for each entity.Review monthly variance reports in conjunction with monthly financial reports.Negotiate all maintenance and other contracts for all entities except SAOA.Oversee all legal issues.Attend as Manager all monthly and special Board meetings.Manage an maintain insurance program for all entities.Manage retail, garage and Park operations, including oversight of 3rd party Park maintenance.Approval of all invoices for all builidings.Resolve complex resident issues/complaints.Work closely with leasing team, review/approve applications.Review and approve all large expenditures.Participate with a Portfolio Manager in the preparation of the quarterly reports and other periodic reporting requirements of a co-investment partnership. Help prepare the Annual Investment Plan. Assist in the partnership compliance requirements of the co-investment partnership agreement.Participate in the periodic internal valuations and review of third-party external valuations of multifamily properties owned by the co-investment partnerships.Help prepare various periodic reports and analyses for GID's Executive Committee and Ownership as well as its major institutional investment partners. In cooperation with the Vice President - Portfolio Management, prepare detailed computer models that detail current positions and forecast the performance of individual real estate assets and portfolios.Participate in the asset management of various multifamily properties; assisting property management in specific property-related issues such as commercial leasing, if any, compliance issues for affordable housing units, etc.Generally participate in various analytical projects required in the Portfolio and Asset Management Department.

QUALIFICATIONS, SKILLS, and EXPERIENCE :B.A. degree.Experience with Union employees required.Must have NYC Rent Stabilization experience.Seven years of prior business and NYC property management experience required.
