Full-Time Position for a 74-Unit Multi-Family Residential Building in Gravesend, Brooklyn
Position Overview
We are seeking a dedicated and experienced full-time Building Superintendent for a 74-unit multi-family residential property located in Gravesend, Brooklyn. The ideal candidate will be responsible for the daily management, maintenance, and operational oversight of the property, ensuring the safety, comfort, and satisfaction of residents while maintaining compliance with all building rules and relevant regulations.
Key Responsibilities
Daily Property Oversight: Conduct regular inspections and monitor building systems to identify and address issues proactively.
Maintenance & Repairs: Perform hands-on general maintenance tasks including plumbing, boiler oversight, electrical, painting, Sheetrocking, tile, plaster & painting, appliance repair, general property maintenance, etc.
Scheduling & Prioritization: Organize and prioritize maintenance requests, preventative maintenance, and repairs to minimize downtime and inconvenience to residents.
Compliance: Ensure all building operations adhere to NYC building codes, safety standards, and internal building rules.
Emergency Response: Remain available for after-hours emergencies and urgent repair needs to maintain a safe living environment.
Communication: Serve as a professional point of contact for tenants, staff, and management, providing clear and timely updates on maintenance and building matters.
Required Skills and Qualifications
Proven hands-on experience in building maintenance.
Strong organizational skills with the ability to effectively prioritize and schedule tasks. Use a web-based program to input, track and monitor service requests.
Familiarity with NYC building codes, regulatory compliance, and residential building systems (boilers, elevators, fire safety).
Excellent problem-solving abilities and attention to detail.
Effective verbal and written communication skills for tenant relations and reporting to management.
Ability to work independently and as part of a team.
Valid certificates and licenses relevant to building maintenance (e.g., fire safety, boiler operator, lead paint, etc.).
Previous experience in a similar role within multi-family residential buildings preferred.
