We are seeking a results-oriented Sr Manager, Facilities & Maintenance Services in Syracuse, NY to oversee the operational maintenance of 18 buildings on 160 acres, including both office space and the largest testing labs in the HVAC industry. The incumbent is responsible for Facilities maintenance staff, including materials handling, store room maintenance and provisioning, grounds keeping, housekeeping and light repairs. The incumbent also is responsible for managing the Facilities Engineering staff, which plans, designs, reconfigures, constructions, maintains and alters the building and infrastructure of the Syracuse campus. The incumbent also is responsible for EH&S staff, focused on employee safety, environmental projects, and mitigation of risks to corporate goals.KEY RESPONSIBILITIES:
Manage teams of full-time and part-time exempt and non-exempt, hourly unionize workers, and contractors; develop managers and supervisors to support operational and financial goals
Manage facilities renovation and environmental programs, systems, projects, programs or operational unit across and within functional areas
Accountable for budget, staffing, and/or business/operational results for Syracuse site; oversee development for capital appropriation requests for as necessary
Responsible for ensuring all contractors and/or third party workers perform in accordance with UTC requirements and collective bargaining agreement.
Oversee UTC audits of jobs carried out by contractors to ensure compliance with UTC requirements.
Exercise authority by implementing contractor discipline policy if necessary.
Communicate UTC expectations to contractors as part of job planning. Ensure job plans include adequate UTC provisions.
Maintain positive relations with the FMS union and overseeing the negotiations of the Collective Bargaining agreement in collaboration with CCS Labor Relations
Manage outsourced services, including catering, security, electronic monitoring and others.
TYPICAL EDUCATIONAL REQUIREMENTS:
AS degree w/ 15+ years experience
BA/BS degree w/10+ years experience
MA/MS degree w/7+ years experience
KEY QUALIFICATIONS:
Strong communication skills with ability to lead cross functional team of hourly union-represented maintenance, engineering, design, manufacturing and lab team members.
Solid technical skills and analytical proficiency.
An understanding of construction methods & principles, codes and regulatory requirements, understanding of EH&S principles is a plus.
Strong proficiency in Microsoft Office, especially Word, Excel and PowerPoint
