Job Summary
The Superintendent is responsible for maintenance and repairs to the buildings and grounds, related fixed and portable equipment and installation, while establishing a safe environment for the facility.
Responsibilities:
Ensure completion of all resident work orders and keep Property Manager advised of status of each repair
Schedule maintenance personnel and work order requests, adhering to maintenance priorities
Responsible for stock control and utilization of maintenance materials
Schedule, monitor and keep accurate records regarding preventive maintenance, work orders, apartment refurbishing, inventories and stock
Handle unit turns
Assess and perform heating and air conditioning related repairs
Perform light electrical repairs
Perform light plumbing work
Replace broken tile, garbage disposals, fixtures, appliances, draperies, locks.
Painting, interior and exterior as needed
Perform carpentry work such as fitting doors, floor repairs, freeing windows, replacing and building shelves
Assist in and perform custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, etc. in common areas
Participate in a standby emergency schedule for evening, weekend and holiday coverage
Assist in and manage snow removal when necessary
Walk the property with Property Manager once per week
Live off-site positions
PHYSICAL REQUIREMENTS
Constantly standing and/or walking
Frequent bending/squatting/kneeling
Frequent climbing of stairs and/or ladders
Frequent pushing and/or pulling
Frequent reaching above shoulders
Frequent grasping with left and/or right hand
Frequent use of finger dexterity
Requirements
Must have the skillset to perform duties and hands on repairs as noted above
Must have experience that is commensurate with the specific facility for the position of Superintendent
Strong oral and written communication skills
building automation systems experience required
