Summary: Handles all aspects of leasing, renewing, and terminating leases by performing the following duties as well as being the faceĀ of the community and resident retention.

Duties and Responsibilities include the following. Other duties may be assigned.

1. Shows apartments to prospects.

2. Obtains contact information from prospects via email, in person, and on the phone and enters prospect information in Yardi.

3. Responds to all email leads.

4. Obtains credit and criminal reports using Rentfacts for applicants.

5. Interprets information on report, reviews proof of income, and rental verification and approves or denies potential applicants.

6. Prepares lease documents using Blue Moon in addition to Wellington addendums.

7. Assists tenants in explaining lease documents for signature.

8. Posts tenants information to include payments in Yardi.

9. Updates advertising websites daily/weekly.

10. Prepares comparative market analysis report monthly.

11. Submits work orders upon tenant's requests.

12. Responds to any tenant's requests, complaints, and balances due.

13. Prepares renewal notices.

14. Responds to any rental verifications requests.

15. Closes out complete work orders in Yardi.

16. Answers phones.

17. Updates all internet adds.

Qualifications:

Language Ability:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

To perform this job successfully, an individual should have knowledge of Microsoft Word, Microsoft Excel, and Yardi.

Education/Experience:

High school diploma or general education degree (GED); one to two years related experience and/or training; or equivalent combination of education and experience.
