Job Purpose
Responsible for the day-to-day operational needs of between 20 and 35 buildings. Serve as the primary contact, and provide oversight, for any third-party vendors. Perform routine maintenance activities. Technicians must be able to quickly assess problems and either make a necessary repair or manage the repair. They must be able to work with little or no supervision and be available to respond to emergency calls as needed.
Duties and Responsibilities
⢠Perform monthly inspections of customer facilities. Perform repairs as needed for the upkeep and maintenance of these facilities.
⢠Repair and perform preventive maintenance on AC systems including package, split, and chilled water systems.
⢠Troubleshoot and repair electrical, mechanical, plumbing, and control systems.
⢠Supervise third party vendors to ensure that company and customer policies are followed.
⢠Participate in ongoing training to meet minimum job requirements and as new equipment or processes are developed.
⢠Use facilities management software, Microsoft word, Excel, and Outlook to track work.
Qualifications
⢠Experience in troubleshooting and repairing electrical, mechanical, plumbing and control systems.
⢠Completion of an apprenticeship or trade school, or have at least 5 years of commercial experience in HVAC repair and maintenance.
⢠Possess all required HVAC licenses.
⢠Be familiar with the procedures for performing hot work on energized electrical panels including OSHA safeguards and protective equipment.
⢠Have strong written, verbal and customer service skills
⢠Be familiar with facilities management software, Microsoft Word, Excel and Outlook
⢠Valid state driver's license with a satisfactory driving record
⢠Ability to understand and follow English instructions
⢠Ability to work independently and as part of a team
⢠High school diploma or GED equivalent
⢠Pass pre-employment drug screening and agree to criminal history background check
Physical Requirements
⢠Must possess strength, stamina and mobility to perform light to moderate physical work in appropriate weather conditions, use varied hand and power tools, drive a motor vehicle and/or heavy construction equipment; lift and move materials and equipment weighing up to 50 pounds and heavier weights with the use of proper equipment.
⢠Must possess vision to read printed materials and computer screens
⢠Hearing and speech to communicate in person and over the telephone
⢠Must be available to work during regular business hours and for off-hours and emergency
