Luxury custom home builder in business for thirty years in Brunswick County, North Carolina has an opportunity for an experienced professional to lead the purchasing function for the company. This is the first step towards growing into leading the combined estimating and purchasing function.

Working from the budget and contract set by the Chief Estimator for each new home, will review and carry out all steps from releasing construction drawings to structural engineering, sending drawings out to suppliers and subcontractors for firm bids and approving all purchase orders issued prior to construction commencing.

Will work with the construction project managers to identify, review, negotiate and approve all components, suppliers, and subcontractors. For all projects will negotiate and solicit the best price/value combination from suppliers and trade contractors, analyze cost comparisons and differences in products and services while ensuring the correct amount of product or service is received at the appropriate time. The Purchasing Manager is responsible for monitoring, approving, and processing purchase orders and distributing payments in coordination with the Accounting Department.

Other responsibilities include interviewing and qualifying all potential new subcontractors, material and service providers and setting them up in our systems. The Purchasing Manager supervises the Design and Construction Coordinator and works with her to monitor change orders and to keep showroom materials updated and priced appropriately.

The ideal candidate has a bachelor’s degree and a minimum of 3 years’ experience in the residential construction industry is absolutely required – preferably as a project manager or superintendent. This is not a position for a supply chain professional from the manufacturing sector; rather we need someone who has the fundamental knowledge of building a house. Specific experience in purchasing or estimating is desired as is a knowledge of Timberline software and Microsoft Office products. Personal qualities needed are the ability to take initiative and function independently along with attention to detail and excellent communication and customer service skills.
