Bald Head Island Limited, LLC is now accepting applications for the General Maintenance Coordinator position on Bald Head Island. This is a regular full-time position with benefits.
Manage and directs a variety of technical, administrative and managerial functions for the Property Management department that provides general maintenance, minor repair and cleaning services for homes on the rental management program. Also provides assistance for the maintenance and repair of BHI Limited buildings and assets. Coordinates projects and work schedules of maintenance for rental units on the management program; including contractors and vendors. Schedules and performs preventative maintenance for the equipment and facilities belonging to BHI Limited and affiliated companies. Reports to the Resort General Manager of Hospitality with some duties overseen by Planning and Construction.
Graduation from high school or equivalent supplemented with technical or community college in maintenance and five years of experience in the maintenance field applicable to include building maintenance and/or HVAC repair and one year of experience in a supervisory capacity; or an equivalent combination of training and experience which provides the required skills, knowledge and abilities.
Possession of a valid North Carolina driver's license.
Working knowledge of appliances (both residential and commercial), some pool and spa training, locksmithing, and carpentry.
Working knowledge of methods, practices, tools used in the general maintenance and repair of buildings, equipment, and machinery.
Ability to understand and work from sketches or penciled drawings.
Ability to supervise the work of unskilled or semi skilled workers.
Possess computer skills (e-mail, Microsoft Office, word, excel, Internet, property management programs).
Requires effective communication skills to interact with homeowners, guests, contractors and others.
Requires the ability to evaluate contracts and oversee outside contracted work.
Requires the ability to perform a series of tasks which require walking, standing, bending, stooping and working in awkward positions.
Employee lifts moderately heavy objects while cutting, bending, securing, wrapping or finishing the surface of pipes, vents, ducts, dry wall and other material.
Requires the ability to exert up to 35 pounds of force occasionally, and/or up to 10 pounds of force
frequently, and/or up to 5 pounds of force constantly to move objects.
Requires the ability to maintain body equilibrium when bending, stooping, crouching, climbing, reaching and/or stretching arms, legs or other body parts, and to physically maneuver upon varying terrain, surfaces or physical structures.
