Experienced Maintenance Supervisor needed
EPA and CPO certification required
Position Description:
The Maintenance Supervisor, under the direction of the Property Manager, is responsible for all aspects
of on-site maintenance, including grounds, site safety, assisting in vendor management, apartment
standards and successful management of maintenance requests in a timely manner. In addition, they
work with management to ensure the community meets the quality maintenance standards set by the
company.
Essential Job Functions:
Assists in providing direction, supervision, and leadership to all Maintenance employees on a
daily basis.
Works with the Property Manager in managing all maintenance staff, preventative maintenance
related and capital improvement activities within an assigned property.
Initiates, preforms and oversees all internal maintenance projects.
Inspects maintenance work for completeness
Responds to resident service requests, work orders and concerns as requested.
Utilization of One Site Facilities, the electronic work order system, to track all service requests.
Coordinates or inspects, operates and maintains the heating, ventilation, air conditioning,
electrical, plumbing, mechanical and other related systems.
Provides on-going training of Maintenance Technicians through demonstration, seminars and
publications whenever possible and applicable.
Responsible for taking the monthly maintenance supply inventory.
Assists the Property Manager with purchasing within budget guidelines.
Completes vacant apartment maintenance turnkey in accordance with Property Managers
inspection.
Maintains open communication with The Property Manager to ensure that he/she is aware of
ongoing issues and the vacant unit make ready process.
Performs on-call emergency service (outside normal business hours) as required.
Notifies the Property Manager of any maintenance concerns for repairs for vacant units and/or
the apartment community.
Maintains company tools, equipment and vehicles in properly working order.
Follows company policies and procedures for using appropriate safety equipment.
Assists daily in keeping the grounds and common areas free of trash and debris at all times.
Maintains company customer services standards at all times by maintaining a professional,
courteous attitude when dealing with residents, co-workers and the general public.
Attends and participates in training seminars and online training as requested.
Attends and participates in regularly scheduled safety meetings.
Performs other duties as assigned.
Knowledge, Skills and Abilities:
Ability to meet productivity standards and complete work in a timely manner.
Ability to prioritize and plan work activities and use time efficiently.
Ability to work independently.
Knowledge and ability to use a variety of tools and equipment normally used in construction,
maintenance.
Knowledge and certification to perform all Heating and Cooling system repairs
Ability to effectively work with all types of people.
Experience:
ïHigh school education or equivalent, trade school desired.
Has qualification and experience with heating, air conditioning and ventilation.
Three to five years of verifiable related experience.
Previous supervisory experience.
Working Conditions and Physical Demands:
Inside and outside work in all types of weather.
Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping,
kneeling, crouching and lifting up to a maximum of 100 lbs., with frequent lifting and carrying of
50lbs.
Good eye/hand coordination essential.
